We hired an established respect architect. After the build estimate for the initial house design was 300% over budget, he lost interest in our project. Despite working with him on a redesign to reign in the cost on our dream home, we ended up 200% over budget on design fees and still 150% over budget on the estimated cost to build the house. A required appraisal of the house based on the plans yielded an appraised value of only 50% of the actual cost to build the house. It would have been foolhardy to build the home. The architect was fully paid and we ended up with a house plan that still had some design flaws and was unbuildable. It was a painful and extremely expensive lesson. BEWARE of hiring an architect!! I understand our experience is quite common!!
