We often have to deal with columns and electrical, gas or plumbing risers in NYC apartment renovations. Here a gas line coming right through the middle of the living room is wrapped in blackened steel and used to anchor an ethanol fireplace.

Dsharrison, good morning. We explored DIY resurfacing kits but ultimately chose to have it professionally done. If you happen to be in our area, I can highly recommend Harold from Surface Restoration Service.

The front door is VERY mid-century and may be original to the house. My mom's house (built in 1958) had the exact same door except that the glass was this mottled yellow glass. In my area, most of the houses were built in the late 50's to mid 60's and you'll see a lot of mid-century houses with a faux-colonial or faux-western look that have these types of doors. It's kind of odd to see that type of door on a more modern-look midcentury house but these houses were built by developers in tracts so you never know.

I recently had to purge big time when I moved from TX to CO. It's liberating! I find I have definitely lost the desire to acquire to fill up my home again. Unless I really really love it, it's not coming home. I am no longer going to buy anything just to "make do for now".

I just blogged about how to get rid of stuff, because that's what we're talking about here. Too often it's a hassle to recycle. donate or sell. Here's some alternatives to Goodwill. May take a little more effort, but if you set aside time once or twice a year, you can feel good about tossing.

Webthriftstore.com - Sell clothing, cars or electronics and support a favorite charity

Lovinghugs.org - Donate stuffed toys and animals to children in orphanages or war zones

Bridesacrossamerica.com - your old wedding gown goes towards making a miliary bride's big day special

Donatemydress.org - donate your old prom or sweet 16 dresses

Newbornsinneed.org - donate your babies onesies etc to babies who are ill and impoverished

Careergear.org - donate men's suits to help unemployed men with interview and career counselling.

Neweyesfortheneedy.org - donate your old glasses to give the give of sight to someone abroad in need (also most national vision centers such as Lenscrafters have donation boxes in stores)

Made4aid.org - donate leftover knittng and sewing projects to benefit Doctors Without Borders

Musicandmemory.org - Working iPods and unused iTunes gift cards help lift elderly patients spirits

Oneworldrunning.com - sends new and nearly new running shoes to shelters in the US and Africa and Central America.

Getwellgamers.org - sends new and used games to help hospitalized children

This means of cooling a home or the individual rooms is a step backward.

While the installations in 9. & 10. were very nicely accomplished I think controlled ducting and other adjustments make more sense practically and most definitely - aesthetically.

In addition to those points the central unit can be the most quiet of all solutions. Any system built into a house correctly should be silent to the inhabitants. That cannot be said of the wall hung units.

The individual units will always be the elephant in the room.

This sounds like my childhood too! With eight children my mom had a time keeping the house tidy, and she was adamant that NOTHING could be left in the living room. Or the kitchen. or the hallway. What happened in your bedroom was your problem till Saturday morning, when it had to be spick and span and CLEAN. She inspected everything and accepted no excuses. It was a bit like being in the army. Anyway good training for later on.

I love the article. My mom and sister are NOs freaks. My dad is a NNO and procrastinator. In my youth I was like my dad. I married a NNO like me. We had a kid, now in college, that is a NNO like his mom and dad.

I have found in middle age that suddenly the NNO lifestyle is creating chaos and stress for me. I have taken the approach of baby steps, small tasks accomplished in about 15 minutes, so that I don't get overwhelmed and suffer a meltdown. It is a constant struggle and nothing is ever totally put together, but it is clean with some sense of order.

On other motivational tool for me is I watch an episode of Hoarders-Buried Alive. I always get up after that show and clean at least one area.

What about the best height for a buffet in the dinning room? I found a piece I love and wanted to use it as a buffet but it's only 34" tall (see picture). I'm afraid it will look to small or get lost next to the table.

Wow Becky. Thanks for this post. There is so much choice out there of stools. I don't think I have seen the acrylic Vapor before. It would be perfect giving 'visual' space to a cramped area. Love the Vapor and all of the other stools too. You covered a lot of bases here. Thanks again.

Great ideas for using succulents. They're great for our environment here in Orange County. Here's a vertical succulent wall the homeowners put up on one of our latest projects. They are assorted varieties, but the customers also had pots of jade throughout the yard.

I would love to have a succulent wall planter on the side of my garage, but have some concerns about dampness between the planter and wall that might cause mildew or even deterioration of the wall surface. What is your experience with this??

gwnorth i agree totally. I absolutely accept the staging aspect and have no issues with clearing out the clutter, adding flowers and fruit etc to make it look as lovely as possible for photographs. My point was more about actual furniture selection and the problems with loving the look of something conflicting with the usability of the piece. The bedside tables are a great example. I have a very high antique bed and have struggled to find bedside tables that were tall enough. While I currently wait for one I have on order i am using essentially the exact same table in these photos. Between the lamp, my kindle, laptop, tissue box, readers, cell phone/clock, earplugs, water etc there is no way this table could ever be a practical choice for me. Could it be for her? Hard to believe it could be even if she only needs half as much stuff at her fingertips.
