I LOVE Randy Thueme's basket weave fencing!! Is this something that must be custom designed or can it be purchased as is for use in a local garden setting? I am desperate to find the perfect fence that will both give me privacy from neighbors' gardens on two sides and yet give an open feeling on the side facing the street (even though my garden is one story above the street level (my home is a high ranch built at the top of a hill on a residential Bayside Queens street) Any ideas would be appreciated!

Very informative article. It was interesting to learn that minimalism is not just about quantity. I hadn't really considered aspects like texture, color, etc. I just purchased a Southern California home on a one-acre lot that has been reduced to nothing but bare land and dead plantings. At 65, I'm not eager to undertake a lot of maintenance and I'm also trying to be socially responsible by choosing plants that are drought tolerant. I now envision a series of minimalist gardens that provide maximum impact. Many thanks!

Of course we love fire tables and the outdoor matts that some of the others mentioned above. For me being a mom, I love that my 3 year old can spill on the recycled plastic matt/outdoor rug and its no big deal, simply just wash with water. My most pressing challenge at the moment is spiders! Every evening they come out and spin webs over EVERYTHING! Very sticky webs with fluffy gobs of extra web material throughout. Every morning it is a real chore to vacuum up the webs so the patio will be clean and attractive for use during the day.

Love string lights, candles in lanterns, and chandeliers for outdoors. Our area gets windy so we can't do chandeliers dangling from a chain or those hanging mason jars with candles inside. Best we can do are string lights or candles inside mason jars set in the perimeter of the patio.

I used Minwax polyurathane. They make a number of different finishes, satin, semi gloss, high gloss. I had the high gloss left over from a Chinese style cabinet I painted Chinese red and covered in the high gloss to mimic lacquer. I have a Chinese red lacquer tray on it and you can't tell the difference . It looks good on the bed frame and bedside tables too.
The bedroom furniture is high quality I got for next to nothing at the thrift shop and looks like a million dollars once painted. I'm really pleased.

It is very gratifying to paint an old piece of furniture. I recently found a vintage headboard and footboard and painted it Natural Linen by Benjamin Moore. I wish I had read this article first. I used a satin finish and can see some variations in the finish. I would definitely recommend using a semi-gloss to alleviate that from happening.

Can anyone tell me how to find a pocket door restoration company (we live in Los Angeles, but even general info on the type of pro to look for would be helpful). Our 1949 apartment has three non-functioning pocket doors that the landlord can't find wheels for—new ones don't fit and all the "antique hardware" stores only have wheels from the early 1900s through the '20s. We'd love to hire a pro to get them working again.

The only thing I have in my entry way anything like coat/shoe storage is a hook for the dog leashes. :-)

Pocodot: we are using boiled linseed oil and garnet shellac on our woodwork. It's non-toxic, dries quickly and has a beautiful luster on cherry. It's also easy to fix should it get damaged, which is unlikely, and requires only regular dusting--no wax or polish.

I always thought that a bath would be nice in a true master bath. Like a nice soaker tub for two or something that you can really just relax in. I think just having a bath adds a little bit more value to the home-- although having a separate shower as well is probably ideal so that people with mobility issues can use it.

For me, I like to have a bath because I have a pump and well system and my power goes out during major storms. This means there is no running water (our generator crapped out on us). When a big storm is coming we fill the tubs with water and keep buckets in the bathrooms. If we pour with enough force, about half a bucket of water dumped in to the toilet bowl will force it to flush. We also keep a bottle of tapwater next to the sink so people can wash their hands.

I've taken a new position with my company with better perks, reimbursements, and time that I schedule myself vs being chained to a site each and every day so I feel thankful for the first time in my career in having a new fresh perspective. I've been using my weekends for mini staycations shorting my Fridays and gardening, relaxing, and car cruising with my husband. I have a beautiful yard with a variety of gardens so to be outside enjoying the summer without being so tired and beat up from a ridiculous week is no longer eating away at my peaceful time at home. My time is mine again, it's the closest thing to early retirement I've experienced so far and I'm enjoying every minute of it.

I did like the sculptural fence, but they weren't kidding when they said EXPENSIVE. Since my new neighbor has a very tall privacy fence -- I don't have to spend the money for one! Fences make good neighbors.

ther is a correction thought...8 ft 4x4s. 5 ft panels. They were so heavy, it took 4 men to carry them. Also, my contractor did a fantastic job getting them vertical and level. It was not easy ! Be prepared. But totally worth it.

Thanks for this very timely article! This is something I'm slowly working on in my backyard where the water drains in heavy rains. In the pictures it's the area where the grass meets the bank. It's deeper in some places than you can see here. I've gathered a few large and medium sized rocks that I've placed already. I'm a bit of a rock collector so this is a perfect place for me to put them. I love the different colors and textures & especially love the ones with fossils embedded in them. I've got so many projects that this one will be a work in progress for a while. These are the only pictures I've got of the area. There's invasive violets on the bank now that I am going to pull up & replace with ferns & other shade loving plants because this area is shaded all day. I'm going to go with native plants as much as possible. I live in Kentucky. Anyone have more suggestions? Thanks!

I love this conversation and am getting some ideas on how to tackle my slope. I also wanted to include techniques that avoid any runoff of water into the street/sewer system. I think it is more than a french drain but an actual trench filled with gravel or rocks. I saw an example once but forgot the name. It rains very seldom in the coastal area of San Diego but I am trying to avoid the runoff. I also want to terrace the hillside with block walls. The most pronounced slope is on the side of the house before the street. I definitely like the picture of the Mediterranean plantings which would go well in my area.

It is Dulux Natural White. Before you use Monument, just check out the cladding material that you are using to see if it is compatible. There are a few cladding systems and window manufacturers who won't warranty their product if painted in a dark colour.

Are those Ikea Lidingo kitchen cabinets in white with raised panel used for your closet? It looks like mostly tall pantry cabinets. If so, how were they outfitted to accommodate rails to hang clothing, or are there mostly shelves.

patscats I remember the cold too, but somehow I remember being in our one piece jammies, bringing our favorite pillow and blanket and mom bringing fresh made popcorn. Seems like we didn't mind the cold so much.
I miss those simpler days.
I do know neighbors hated those drive-in's because of the loud speakers, I would be concerned about this same thing. I wouldn't want to be next door to the guy that owned this system!

we do this every summer and its a blast. season is short for outdoor movies becuase otherwise it gets dark too late and then you really are up bothering the neighbours. we make do with a data projector, clothesline and white tarp for the movie, muskoka chairs and wine for adults and loads of blankets and pillows for the kids. good old fashioned fun

The photos are lovely, however the information provided is severely lacking. The only identifying component of a Venetian mirror that you offer is that there is no "frame" - that the ornate outer design is the frame. Well that's nice - but reproductions of Venetian mirrors are exactly the same. So how do you identify an authentic mirror from the vast flood of fake mirrors from India and China? Well- you look at the back. Examine the wood, which is tinted black - notice if dust build up is between the wood and the glass -- and true signs of age. Fakes from China and India will have a thick, shiny black paint across the backing that is obviously new - and may even be "clumped" in corners -- as well it's not always on wood, but also on resin -- so don't be afraid to scratch through the paint with the edge of a key or nail clippers (whatever you've got), to see what's underneath, and identify if the mirror is a repro.
The edges of the glass on an authentic Venetian mirror will be just as ornate as the surface - look for thumbprint "indentions" - like a bead necklace - around the edges, as well as on the small glass fixtures around the "nail heads". Even the nail-heads, holding the glass together, should be ornate. The truth is in the details - Murano holds nothing back.
Look for signs of machine made etching -- it will be sloppy, overly consistent... in other words - if a "leaf" or particular pattern that is repeated, also repeats a scratch or sloppy error -- it is not made in Murano.
The mirror will be HEAVY - undeniably heavy... not just 'kind of" heavy.
Vintage Venetian mirrors will have silvering that has faded and turned black - much like a black mold (only it's not mold - don't panic). This is "ok" -- not good, because you want a mirror in good shape, but don't reject it if it has a few bits of spotting. This DOES diminish its value, so you can use this as a bargaining tool if you love the mirror regardless.
Bottom line - know that fakes are good.... but with some common sense examination - you should be able to spot the errors enough to leave you with doubt. When in doubt -- throw it out! :)

I have 4 mirrors with no frames, they are very heavy the measurements or 32 x 48 I need suggestions on how to use them I don't want to glue them to the wall. I have looked at the ideals that have been posted. I kind of like the ones on each side of the bed in frames, but I am interested in more ideals on how best to use them...........

Vinegar and water, or a mirror-approved glass cleaner like Spray-Away (Costco) are the two best ways to clean mirrors. Also, spray on a cloth first and then clean the mirror so that run-off does not sit in the bottom channel and cause premature black-edge.

Jhedricks403 the title of the article is "luxurious looks on a budget". Nothing in the article says you have to sacrifice quality. I love just about everything Kristie has to say in her articles, posts, and blog all of which are free to you and me. Kristie is excellent when it comes to helping others achieve a upgraded or luxurious look while decorating their homes, and is an expert when it comes to choosing paint colors. Not everyone was born with a silver spoon in their mouths or has a few extra million dollars lying around to spend on expensive "craftsmen" to achieve the desired look with no budget to worry about. Quality can be achieved on a budget ! Many people are do it yourself-ears. My husband and I have always done as much as we can by ourselves and only hire professionals for projects when we do not have the time to do it, or the work is beyond our ability. Like so many others, we like to save money any where we can, yet we never sacrifice quality or do things that cheapen the look we are going for. We are lucky enough to own 3 homes and try to save as much money on home improvement costs as possible. Some of the wealthiest people we know watch their spending ie.( budget ! ) and continue to live an affluent life because they don't throw their money away. I am very thankful for any tips or ideas Kristie shares with us. Again, the word budget does not imply cheap. Need I say more.

When I remodeled to sell our 100+ year old home, I had to do something to the 70's remodeled brass switch plates and doorknobs that had tarnished badly. Since our budget was strained with the recarpeting, new HVAC system, repainting, I had to look for an affordable alternative. It took a few coats of antique bronze finish spray paint, topped with a few coats of satin finish Lacquer left over from my photography career, and every doorknob, strike plate, floor register and switch plate had a fabulous period style look to it. It took several weeks to do, but it made the house!

This is my very inexpensive method of TV covering. My other half wanted a 55" flatscreen in our little white apartment. We fixed it on the wall with the flattest bracket we could find, and when it is not in use, it is covered by a baby cot fitted sheet from IKEA (about $8 for a 2 pack). Fits perfectly, and makes the TV blend into the background.

These are awesome ideas. We come across this all the time, more and more nowadays. Often times we are asked to hide the TV all together, but make it easily accessible for viewing when needed. Whether it be two-way mirrors, motor mounts in furniture or like you are looking for, the most tasteful way to display... this is the number one thing folks ask for when dealing with small and big TV's. I live in a town home and the family room is not huge. Originally, we had the TV built in on one side of the fireplace but we recently purchased a larger TV and had it mounted above the fireplace. I would like to provide as much seating as possible in this room. The barrel chairs swivel, which is nice, but now it is uncomfortable to sit in the chairs and watch TV since it is mounted so high. I can't move the chairs back too much because my high traffic area that leads to the patio is right in the middle of the room. I have considered putting 2 chaise lounges in place of the chairs, moved them back just a bit so as to not strain your neck, with a small occasional table in between them. Any suggestions would be appreciated!

“The actual work of design is the architect’s responsibility”. That makes perfect sense when dealing with a client who wants a custom home, but is not sure exactly what they want.

What if I want a custom home designed by _me_, not an architect. I know it won’t win any design awards, but neither would 99% of the houses I see around me, and at least it would be mine. I know I can’t do it alone and still need professional advice, but I’m finding it difficult to find an architect willing to just consult; they want to control the design, the drawings, and manage the end-to-end project, all of which comes with a huge price tag.

I’m finding lots of DIY resources on _building_ your own house – there are websites, books, and posts on Houzz. But I can’t seem to find any resources on _designing_ your own house. I would appreciate any guidance.
