Thanks for such a quick reply. THe foyer is from the front door straight to the kitchen. The LR is on the right side of the foyer. The DR is between the LR and the Kitchen. THe flow is more of a circle. You can see into another room no matter where you stand in any room. Thats why I was thinking more monochromatic instead of a lot of different colors. Scared it would look so chopped up. Appreciate your advice !!!

I had intended to paint my new house in a dark stone gray (Olympic color) which is similar to the color of concrete mortar and is in the gray/beige family but I was going to maintain my baseboard and door trims in white like someone else mentioned, to be safe. I have 10' ceilings on the first floor, so I planned to paint the wall and crown molding dark to emphasize the wall height and then, in most rooms, have a 25% ceiling. It's open concept, so the kitchen cabinets would be the 100% as would all the interior doors. Then I receive the paint bid! Almost $4000 over the painting allowance for the house. Ouch! Now I am considering almost totally monochromatic with 100% for the walls, crown, window and door trims, doors and cabinets and only the ceilings would be 25%. The inside of the front doors will be stained medium dark to match the hardwood floors. I wanted to stain the 7 other exterior doors to the rear opening to a screened porch but at $200/ea decided that I could also paint these in the 100%. I am scared to death to do this even though I saw the Restoration Hardware store in Georgetown painted mono and loved it. I have plenty of daylight and lots of cans and chandeliers to light up the night. Has anyone else done this monochromatic...ditch the white trims.... with gray/beige and have comments or photos to share?

I had my family room painted netsuke SW 6134 by day is is a very subdued candlelight yellow, beige, at night or in artificial lighting the color takes on a defines green hue, it was quite a surprise. The area opens to the kitchen and breakfast area, so I chose a color from the same pallet card, Harmonic Tan SW6136. By day it is a deep khaki tan, by night or artificial light it is khaki green. The transition between day and night, is really taking some getting used to.

As for pleasing all the wonderful Houzzers who see the hundreds of gazillion of photos by talented designers, decorators, and architects on Houzz, we know we will not please the masses. We design for our clients, their tastes, their needs, and their wants. Houzz is just a platform for posting our work hoping that some may enjoy our work and hire us for their next project. We also know that some will not., and that is perfectly okay too.
I was my own client and I designed for my tastes.
The fact that Becky Harris went through countless basements and thought my basement was appealing and wrote about it, pleased me greatly....
The fact you stopped by and voiced your opinion also pleases me too.
I may rethink those chairs the next time my college son brings home a crowd. Daybed? Good idea!

What do you do if the neighboring properties are a mess? As in desperately in need of paint or junk cars in the drive? We live in a newly listed, totally remodeled home on a rural lake. Neighbors are elderly but unwilling to spruce things up. I think they don't want us to sell. There are no zoning restrictions here.
Potential buyers are finding it very distracting.

Wildflower your neighbors are going to give you a real headache. It's a shame. Some one will buy….the question is when. Of course blocking the view would be a real hep but with what…or can you?
