olldroo Bobbi, there was another thread somewhere where Revere Pewter was being discussed and I threatened to blow it all up for you.

BTW, new OLLDS, we only joke about it in empathy with bobbi, it has become the colour du jour.

studio10001 You are not wrong; comfy and cozy is always better! If you hope to entertain in this space, I will point you toward a circular tufted banquette as a focal point, with additional chairs and side tables toward the edges, and nested planting tables, large vertical plantings spread throughout. If you do not plan to entertain, these areas are wonderful spots to read and create, as Texas hit on above, as well as a place to enjoy a cuppa and ruminate...and grow hothouse plants, of course. Let proposed activities guide your furniture choices and sub divisions. Beautiful space.

mousemaker Roo and Jayme :) thank you and I agree :) In general, it appears that there are two groups of people..well, maybe three.. first group believes we have group responsibility; that is, we are all responsible for each other especially those who are most vulnerable in our society. Ultimately, that is how we will be judged, according to some religions and why not? Second group believes we are all on our own, we are independent of each other and we must get along on our own regardless and not take any help because that would be against the spirit of this country (or some such thing) (sorry you can see what side I am on) Third group is oblivious and are so self centered they don't care about anything or anyone---wait! that's my neighbors!!! lololol

mousemaker I try to separate my feelings of compassion from my intolerance of inappropriate and rude behavior :) i'm sure we have all noticed driving is more of a challenge :) The people who really tick me off are the ones who won't let you out of a parking space because they want it so much!! well, it's because they're on their phones and they don't notice, right? :) We have a bunch of new roundabouts and people speed through those...
anyhoo I do have less patience and less tolerance for people who don't care about how they are disturbing others or the property damage they cause or a list of other things. we've all had all of it and i'm done with forgiveness if I ever had any. We had new trees planted on our street terraces after the street was redone and several were broken off by wandering young drunks. gee thanks.
I have found cans and bottles in my hedge and on my lawn, I have found things under my fir tree that I won't tell you, we've had people run through our yard and destroy things or steal...there is no reason for it.
But when new neighbors move in, I take fresh loaves of bread and welcome them, I make sure that if they need plants I give them buckets full..i try to be a good neighbor. I don't shoot a pellet gun in the back yard for example!!!! grrrrrrrr or set up a giant pool without a permit!!!! grrrrrrrrr or a safety fence! grrrrrrrrrrr
sorry I don't know when to stop either :)

Linda Also - I can't stand organizations which waste my donated time. I've had some issues where the tasks assigned were more like make-work projects than tasks which were truly needed and necessary

astraea Linda - that's definitely a problem. Just because volunteers aren't paid, doesn't mean their time isn't valuable to them!

mousemaker that's a good idea. last night other neighbors had a little fire and some friends over...i'm sure it was just a nice evening for them, they're young and they can stay up all night, which they did. they were talking a bit louder than I would have at 3AM!!!! but whaddaya gonna do? it wasn't bad enough to call about or I would have. they weren't being obnoxious or anything..i was awake because I am usually awake or restless...but geez. 3AM?

olldroo We are on the side of a hill with water at the bottom so at night every little noise seems to echo off the rocky hillside so everything sounds 10 times louder than it is. Neighbours can sit outside a whisper and I still hear every word. Wish I had the energy to stay up that late, big difference when you are having fun to when you are desperate for sleep. I have two remedies for sleepless nights, first camomile tea before going to bed and if that fails Bach Flowers Rescue Remedy sleep spray. Two or three sprays on the tongue, and I am gone.

mousemaker just wondering if you have checked with the local Historical society? they should have archival information you can access, also maybe photographs if it was a public building. You might also try the local library..sorry I am late to this discussion :)

carolins Hi Dave and Deborah, tried to find it, but lots of plans came up. 1800 sq ft, 3 bed, 2 bath?

Hope you find a really great plot to build your home. Will be good to see the progress. There are lots of architects and designers here on Houzz who love to help. I'm one of the DE's (Design Enthusiasts). So not a pro.

mousemaker that would be ideal...nothing on the windows!!! oh the life!! :) i'm afraid we had to get new windows because several of them were ---hold on to your hat!---FALLING OUT!!!! :) :) so a million dollars later, they are taking care of the heating, cooling, sunshine, etc etc..and it's been worth it. not to mention the lead that is now gone from our house :)

season8808 Damn! The tradeoffs. We DO have solar screens on our upstairs windows here, but they make it really dark---seems to me.You must live in an old house if your windows were ----falling out. Like Pippi Longstocking?:)

mousemaker maybe some shrubs with winter interest? like red twig or something with berries. You have so many wonderful trees I think a little color would be nice closer to your house and especially in winter when you are covered in snow :)
mousemaker i meant to add that both weigelas and rhododendrons are hardy in winter zones..and they would provide color and block some of the side you want to cover.

astraea Roo – When things that should be fun aren’t, because you HAVE to do them, rather than looking forward to it .. it’s time to cut back & take a break!!

I think that Jack Reacher is a fictional character, played by Tom Cruise in the movies.

Love this weather; 65 degrees at the beach .. walked 2 miles. Boardwalk at Spring Lake probably will be finished by Memorial Day; I didn't realize that they started working from both ends towards the middle.
