TMR (Montreal) Garage Becomes Guest Bedroom/Bathroom

This single garage was converted into a beautiful guest bedroom and bathroom. A new non-functional garage door with upper windows was installed, all walls were insulated and a private door and three windows were added to the exterior wall. Part of an extensive main floor and basement renovation, the clients asked that this bedroom suite be inspired by their memories of Tunisia. Bright blue walls with lots of white evoke a Mediterranean atmosphere. Fretwork dresser with quatrefoil design and carved side tables help to give the room extra character. Geometric blue and white custom roman shades were installed on all windows and a private exterior door allows the space to function as a separate guest house.

    Wow, this is stunning. Definately would never have though this is in a converted garage. I absolutely adore the blue and the cream contrasting!! This is beautiful. Amazing work Rebecca!

    I think this addition looks beautiful, it looks like every inch of the space was utilized efficiently and the exterior door which makes it into more of a private guest house is definitely a bonus. I'm assuming this was a three car garage to start and the house owners decided to go down to two. My only question is, does this add value to the home by adding another room and bathroom or subtract value with the lost garage space?

    @aimran - the chandelier is from Uttermost (through Multiluminaire if you are in Montreal) and the bed spread is from Linen Chest here in Montreal.

    @mrsprettyman - thank you for your comments and questions. Actually this was a single-car garage that was converted into a small guest house. My clients are very environmentally conscious and plan to use their existing older car until it is no longer functional after which they do not plan to replace it. The guest house is intended primarily for visits from out of town in-laws and while this might not be the first choice for most people (not having a garage) it was what was best for this family. Whether it increases or decreases the value of the property I'm not sure. It's something a realtor would be able to comment on - Danita? I do know that many Montrealers with garages often do not use them for their cars but rather as additional storage. Hope this answers your questions:)

    Do we need the city's permission?

    Depending on your location, most municipalities would require a permit for projects involving structural work. In order to get the permit, the City's plan check would verify that you are allowed to add a guest room to your garage or convert it.

    The cost to convert a garage will depend on many factors such as; is it a conversion or an addition, sqft of the new guesthouse, is it a detached garage or attached, is it finished (drywalled on the inside), is there insulation, etc.

    It should be around $50K for a conversion and about -$120K for an addition.
