Hello everyone! I'm new to Houzz and I'm obsessed. I just turned 30 and can't shake the urge to turn my condo into a statement. While I have some decor ideas, the first thing I need to do is determine a working layout and the best furniture piece combo.

Can anyone give advice on the type of furniture they would use (I.e. 2 chairs, small couch, ottoman, coffee tables, etc) and how they would arrange them?

I would like the fireplace & the wall above it to be the centerpiece. That is hard to wrap my brain around with the huge window that leads to my balcony. I'm considering mounting a TV above the, but am not sure that's best.

I plan to completely start over with this space. All new furniture, window treatments & painting the walls. I've neglected this way too long.
