If I put hardwood & tile on the main floor, would buyers run from fiber floor on the 2nd floor?

I am building a new home in an older neighbourhood that is becoming upscale as houses get rebuilt. Would the value of my home be greatly affected by fiber floor in the 2nd fl. in the bedrooms and in the basement, if I spend my money on hardwood and tile on the main floor?

No. I don't think having a fiber floor on the level with the most bedrooms would affect your value at all. In fact, I think it would increase it. Think about it, those are the areas we spend the most time in barefoot and cozying up. I always hated getting out of bed a feeling a cold hardwood floor underneath my feet in the morning. And the noise! The kids sounded like a herd of elephants when on the second level. We moved and the overall feeling of our home life changed when both the lower walkout level and the second level were fitted with new carpet. Our main level is a combination of tile (kitchen and bath areas) and hardwood (study/mudroom and great room). One HUGE cushy rug has met our needs in the great room and I have never once regretted selcting a combo of tile, hardwood and carpet for our new home. Good luck!

Hi Yogamamma, What did you end up deciding?

For me, I think it would feel off to have hardwood in some areas and not others. I distinctly remember house hunting one time and there was a great house that had hardwood, then linoleum in the bathrooms, which just seemed odd in comparison. I'm not even a big tile fan, but having what felt like a different tier of material in part of the house felt really strange.

Our previous home had hardwood throughout the main floor, with area rugs in several rooms. Upstairs, we ran the hardwood through the hallway, but the bedrooms were all carpeted. For comfort, noise suppression, etc. I would do it exactly the same way now, 10 years later.

Thank you for your comments. I finally resigned to put hardwood, tile and cork on the main floor and hardwood in the upstairs bedrooms and hallway. The bathrooms and the extra spare room, which I hope to use as an art room, were a fiberfloor that really did look like tile. It was hard to tell that it wasn't except by the feel. It still makes me nervous but I can't afford anything more - I am overextending my budget already but I don't want to be in a position that I can't sell my house.
