What year did you build your garage for 80k? My mother built her current home in 1992 for 50k total. That was from .52 acres of grass to keys in hand on the house and driveway with zero DIY (30 miles north of Tampa FL in Zephyrhills / Pasco County). That house is a 3/1 with a 1 car garage. What about your garage do you think made it so expensive? I'm planning half... maybe 3/5 the amenities and materials of the Grillagh Water House (linked to above, both in website and 45 minute documentary) which was built with 2014 money. That house had a starting budget of 100k, which first rose to 133k with the addition of a 16,000! dollar BATHTUB (that we obviously wont be buying) and a 2 other bigger ticket items. That total included: breaking ground, septic, foundation, off-site construction, delivery/cranes/lull & high-lift rental, double pane floor to roof glass bay windows, closed cell spray insulation and on-site finishing inside and out. As for us, again, if we did container style the inside walls would be left unfinished for an industrial look with exposed conduit all painted white for additional cost savings. His build is probably one of the most fully documented of this type I'm aware of - and it's with today's money, no adjustments. Call me what you will, but in terms of total construction materials / size and other cost savings, I am really planning on doing it for a touch over half his final total. I reach this conclusion with: If his build was £133k (or around 200k USD) - and I'm hoping it will be half or slightly over half - that's $110 to $130k USD. Then, adding that I'm finding land in this area of NC for around 5 to 10k per acre on average and that he didn't have to buy his land because it was family... I'm guessing right around $150k for us. I'm also hoping that being within the continental US and not in Ireland (UK/Scotland is already INSANELY expensive for any & everything... Ireland even MORE SO) this will skew the odds in our favor even more. I never said it was going to be easy though. And if there's another construction method that's cheaper but gives the same look, we will most certainly go that route. Watch that video if you've got a spare hour :)
