Let's give it a whirl... Floor plan critique requested

Here's a copy of my floor plans.

Just curious what people think. The house is a weekend house in a historic town, located near, but not on the beach. It is located on a long narrow lot that overlooks an agricultural reserve (a farm) on the long side. The reserve is approx 15 acres and the town church and historical society are visible across the reserve.

The house has been designed for the lot and there are many zoning constraints. The town zoning mandates that the structure fit inside an imaginary pyramid drawn at 45 degree angles from the property lines. Because the lot is long and narrow, I can not increase the north to south dimension and still have full height ceilings on the 2nd floor (at the exterior walls). I also can't really increase the size of the structure any more, as we have lot coverage constraints. Although I still have additional coverage to work with, any increases in the size of the home will come out of the pool and pool house.

I've put in another set of changes recently, but nothing dramatic. We're also in the process of trying to rework the master bath. The drop in tub shown will most likely by a free standing unit...

    Could you post the elevations? I'd like to see how the kitchen windows look at the front elev, also the screen porch.
    I did not look to much but there are many things that I like. I'll comment tomorrow.

    I'm posting the elevations, but with some caveats.
    Basically, the house really has three 'fronts'.

    The lot is approx 75x180, with the 75 foot side facing the street. The 180 sides face the field to the south, and another house to the north. There is 12 foot privet (hedge) running along the north side that my neighbor has installed, so the north elevation (the kitchen front) of the house is effectively not visible. You can't get far enough away to see it all at once.

    The south elevation (DR and LR side), is visible from the town, and as you drive up the road, although is partially obstructed by trees (in the summer). I consider the south to be the real 'front'. The west elevation is visible from the pool and from across the field. I haven't attached the east elevation (which is the true 'front', as it faces the street) because it has changed quite a bit from the version I have. You will also notice that the elevations might not match the plans exactly - this is an old set of elevations. (for example the window bay on the south elevation is different than the one in the plans)

    This plan looks like it has been thought out very well. I like the storage space in the entry foyer but the off center main entry is throwing me. Is that a stained glass focal point window next to the door that has caused this layout? The kitchen island might also look great with a slight arc to the countertop. Perhaps a split level bar design might look nice. There is a huge amount of cabinetry in that kitchen as well. Perhaps eliminating the cabinetry along the kitchen wall that backs up against the foyer closet would free up enough wall space to allow you to have a custom designed hutch made that could match the cabinetry along the walls and give you a funiture style accent to the kitchen. A colored island could be a great contrast against stained perimeter cabinets. Center the double mulled window over the master tub. It will drive you crazy later. Also, I have some great images I can send you for inspiration of a raised hearth fireplace with flanking built-ins, arched firebox etc that I can send you for inspiration. I may even be able to dig up some other kitchen images from some of our previous homes I built that you may find helpful. Great plan and best of luck. Jarrett
