Would love opinions/suggestions on our floor plan!

We will be building Garrell Associates' Rosemoore Cottage and have made a few changes to the layout to reflect our lifestyle but I am no designer! If anyone can take a look to see if we can achieve these changes another way or have any suggestions on how to tweak the floor plan, I'm all ears!

My husband works from home about 50% of the time and needs his home office (the study) to be more secluded. We eliminated the doors from the study to the foyer and added a hallway. The master bath was also rearranged just a bit to accomodate this change and allowed us to add a knee space for a make-up area between the sinks. The hallway looks awkward and I dislike how the master bathroom is now just 'floating' there off to the side but I don't know how else to make the private study thing work.

I also combined the mudroom and laundry to make 1 large area but am totally clueless as to how to arrange everything. In addition to the washer/dryer, I will also have a full-sized refrigerator and a mop sink. The laundry chute empties at the upper left corner so I can't put the fridge there even though I'd prefer it. :)

I have a home-based decorated cookie business so the 3rd garage bay will be plumbed as a commercial kitchen and we're replacing the garage door with a set of windows.

First Floor

My daughter wants a 'really big bedroom' so we're expanding her room over the foyer area and turning a storage area into her closet. The unfinished storage area past my son's closet will actually be finished and used as his 'hidey hole' as he puts it where 'no girls are allowed' - he's 9 so I imagine he's going to change his mind about that eventually although we still won't allow girls there. Heh.

    I like Garrell plans and they are very popular. I have been in a few of their models as well.

    My only issue is the bedrooms are very disproportional. I know your daughter wants a big room , but it is massive and your sons room is itty bitty. But I guess the hiding spot is to make up for it. It might make resale hard. Also her room is as big as yours and for me unless you are paying the mortgage your room should not compare to mine. JMHO

    I totally agree the 2nd floor bedrooms are off balance, but in my mind the secret room does make up for some of that plus I've found that boys don't tend to care so much about bedroom size the way girls do. My son would be happy with a mattress & a steamer trunk for his clothes while my daughter owns more bedroom furniture than I do. Maybe we could partition it off a bit to add a sitting area so it won't look so huge?

    I know we have to take resale into consideration and life is full of surprises, but since this land has been in the family for over 30 years already, we don't plan on selling while we're alive. I'm already envisioning grandchildren enjoying the secret room and my oldest is just 11! :)

    We are pulling the garage out several feet toward the front so BR3 will get a bit longer, too.

    Well other than that I think it is a nice plan. I would add a window or two to the loft, make your daughters closet bigger to match the space proportionally, make that a personal bath for your daughter and since your son seems easy going let the loft bath become his. And just because I dislike two story spaces...just a personal preference....I would would vault the great room and kitchen to give height without the noise issues.

    Overall, I like the plan. I was wondering, will you have a bathroom in the "office" off the commercial kitchen? Will you be the only person working in there? If you have helpers, I wouldn't want them trekking through my house to use the bathroom. Even if it were just me, I wouldn't want to enter the house to use the bathroom while I was working. Btw, your business sounds awesome. How wonderful would it be to be surrounded by cookies all day long! Good luck!
