Top grade, all-the-way-dyed-through distressed leathers are awesome, they feel sumptuous to the touch, and don't make you sweat, but they are expensive. I think leather sofas look more upscale too. Restoration Hardware has some nice looking leather collections I've been salivating over :P. We need to change out our sofas and are seriously considering leather this time around, our good fabric feather stuffed ones lasted 8 years but the fabric is starting to pile, :(,

Or find a great furniture store with brands such as Hickory Chair, Century, CR Laine, Taylor King, Hancock and Moore, Lee Industries Any of them ( Hickory Chair esp) will allow you a ton of customizing, in length, depth, cushioning options, and fabrics and leathers. I recommend window tinting, simply because we did that about 5 years ago when we re-did the floors, and I forget it's there. Plus, you have all those high windows--wouldn't window film be easier, less expensive, and less visual mass blocking those incredible views? As far as fading your expensive furniture and finishes inside, I believe UV still comes in your windows on cloudy days,and that would be any time your solar shades were not down all the way. Additionally, light peeks in through any cracks on the side of the shades. I can see how solar shades help with glare and diffuse the brightness of the sunlight for indoor-living purposes, but I wouldn't want them down every minute of the day, whereas the window film is protecting your stuff every day, all day. Once installed, the window film we chose is not even noticeable.
