Selling Weedy Acres...staging the guest bathroom

OK, got the guest bath spiffed up. Any comments or suggestions? Should I leave in or remove the floor mats for photos/showings?

    Frankly it looks a little like a cheap motel.
    Take the shampoo off the ledge of the shower, take the plastic liner out of the wastebasket and get some color in there! All tan and brown is a bit dreary. Maybe buy a set of melon colored towels for the showing or the pictures for the listing.
    And pull back the shower curtain with a tieback....maybe one with a rope and tassle. As it is it looks like you are hiding something behind the curtain. After all you are selling the house, you want people to see that there is a bath tub there that isn't stained and cracked....unless it is than leave the shower curtain as is.

    Yes -- a vote to remove the mat.

    Yes -- add a fast dash of color with the addition of some bright green towels and washcloths.

    Yes -- remove the tube of shampoo on top of the wall.

    Open the shower curtain for showings.

    Place a large clear glass vanity jar (or pantry storage-type jar) on the sink -- fill with unwrapped Ivory soaps.

    On the small shelf above the toilet -- add a row of green glass votive holders with battery-powered "candle" votive. Have these lit when showing the house. Nice touch of ambience.

    First of all, I think your countertop looks really pretty & rich!

    The shower curtain does look a bit foreboding...like you are hiding something! A big expanse of brown fabric is not too appealing in a bathroom, imo.

    I do like the white towels. How about a soft-looking white/cream/beige tone on tone pattern shower curtain, or a color in a pale hue...maybe a light aqua?

    I would scoop up the mats for showings. The room will look bigger, show off your pretty tile floor better, & it will "feel" cleaner without the mat. (Yes, I know your mat is clean!)

    Absolutely pull back the shower curtain -- maybe use a ribbon tie back.

    Agree with removing the tube from the top of the shower wall.

    Rug doesn't bother me, but if the floor and that border look good, show them off.

    I agree with color for the towels. I was thinking blue -- maybe navy blue. Orange (that tangerine color of someone's year). Pick a color from a nearby room. A something on the counter - plant, jar of soaps, basket of washcloths, a decorative something.

    Sold my house year before last - here's what I would suggest based on my experience & what I've learned from some realtors who are friends.

    Pull the shower curtain back. If you need to use this bathroom, then put a new liner in it (liners are one of those things that can be invisible to us but icky to someone else). A smart shopper is going to pull it back anyway, and shortening the wall span covered by that deep color will make the room look longer.

    I personally would leave the rugs. But I would quick vacuum them each day to remove any footprints. As above, a smart shopper will move them anyway, but I think they help anchor a room just like an area rug does.

    Take the tag off your hand towel and be sort of OCD with it. Fold it crisp, and make sure it's hanging at equal lengths.

    Remove the tubs, and I'd remove whatever is on that shelf above the toilet. Looks like little green things. Also make sure inside that cabinet is empty or at least orderly, and you don't have anything private in there. Trust me, someone will look.

    Take the Target trashcan liner out. Either use no liner (preferable), or use a regular clear liner and cinch the extra tight (put the liner in, then twist and knot the top of the bag around the container).

    Get rid of the plugin air freshener. Those things can trigger allergies/asthma and/or give headaches, especially when they're new/strong.

    I would change the towel configuration on the main towel bar. Iwould probably get rid of (what looks like) a hand towel on there (top rod, closest to the shower), then center the remaining towels and possibly re-fold them so they took up a little more of the bar.

    Someone earlier mentioned it looked like a hotel. Really - that's not a bad thing when you're selling a house. You're trying to help someone else imagine it as their space. The more generic you can be, the better (generally speaking, there are expections). Hotel rooms are generic for a reason, and it brings them great success. :)

    Look for an inexpensive shower curtain with some color. That brown isn't doing anything but bringing the space down and make it look depressing. A couple of inexpensive hand towels in the same color as the shower curtain> I like the suggestion of green. A small saucer full of wrapped soaps and if you have it, a decanter and glass full of a pretty green mouthwash would give you the trifecta.

    Another vote for green towels. I'd replace the shower curtain with a thick spa like waffle weave one in white and pull it to the side. I like the white soap idea. You want it to look like a spa in your bathroom, all of Live_wire_oaks suggestions will make it look great. A nicer shower curtain rod would look great too, HomeGoods has some that are inexpensive. A picture on the wall would be nice too.

    You can always keep the trash can in the vanity.

    Put the trash can inside the vanity, even if it's brand new. Just my personal preference but I get a gross feeling looking at a trashcan in a bathroom.

    Ditto to pulling back the shower curtain, and I'd buy a colored one from Walmart...just to add color.

    A question to all you green lovers: given that the Jack & Jill bath is green toned (walls, towels), should I still shoot for green in this one?

    I have a few friends with their houses on the market.....a couple have been for sale for 6 months or more, 2 others just listed theirs.
    Anyhow, looking at how others stage their houses will surely help you. The only houses I see that are devoid of any curtains or pictures on the wall are those who have been empty for 5 months and the owners are desperately looking for a new look and repainting.
    The high end houses, those listed over say, 450K have pictures, plants, sofa pillows and are moderately accessorized. I can't imagine that a house that has been stripped of anything decorative can be more appealing than one that is nicely done with tasteful decorative items.

    I don't think using green again is a problem. Builders typically pick once color scheme with no more than 2 or 3 colors or shades of a single color (usually one paint, one or 2 for other surfaces) and play variations of it through the entire house. It creates a theme and a coherent look.

    i think pulling the shower curtain to the side would be enough---unless you can return this one, i wouldn't bother getting a new one!

    i would take up the mat unless you have someone using the bathroom...
    i would remove the nightlight.
    i would add something decorative on shelf...votives are good idea or small dec containers of cottonballs, bathsalts, etc...
    keep it spotless! make faucets shine before every showing! keep ring from a lack of use from forming in the toilet!
    it looks like a nice, clean guest bathroom!

    Ditto on all of the above. Plus:

    Buy a couple of small guest towels -- white with a beige and brown border design. It will pull your colors together.

    Put the wastebasket into the cabinet under the sink.

    Keep the toilet lid closed for showings.

    Pull shower curtain back with pretty tieback.

    Put soap dispenser in the corner of the counter.

    Find a small, pretty, innocuous framed print for the wall. Something with floral with browns and beiges, like this:

    I think it's an asset that the J&J bath also uses green! You have a flow.

    Most stagers are big advocates of the idea that "CLEAN SELLS." Whatever you choose, as busybee noted, keep that sparkle & shine you have going!

    Replace the cheapo shower rings. I just bought a new set at Home Goods for 5.99 and it makes a big difference.
    Also, see the link for staging a bathroom.
    Finally, if the mirror frame is black, you may want to get black in there somewhere (with beige/brown).

    OK, I removed the floor mats, trash can, ear plugs, and face cleanser, and swapped out the linens for color. Thoughts?

    Much more inviting now!

    I'm not 100% sold on the shower curtain, but that may just be me or my monitor. It still looks dark to me, and blue, whereas the towels appear green. I like the green you chose very much. It's a nice compliment to the room.

    The towels do actually match the shower curtain, there must just be something weird with the light absorption with the flash or something. It's kind of a teal-ish blue-green. The hand soap bottle isn't a great match; it's more green than blue. That's what I get for buying them on separate shopping trips. :-/

    Don't give another thought to the soap being a different shade. The overall effect is much more inviting. You might take a minute to see if you can get the back of the shower curtain to hang straight down and get a little more sweep in the front, but other than that, move on to anything else you have to finish and good luck.

    I would forget about swagging the shower curtain. Just let it hang down but keep it open.
