hardwoods $2200 (install in kitchen, sand & stain all others)

cabinets $1800
countertops (included with cabinets for perimeter) $700 island granite and recut corian
bath remodel $1000
misc $ who knows - probably about $1,000 in various home depot trips.
Total $23,900... but my budget was $20,000. I had planned to get craigslist appliances - until i bought a bum dish washer that leaked all over the new floors :-( Overall, I think I added about $100k in value to the house. But, of course that all depends on the neighborhood - in this area - it will easily sell for $100k more than I paid - but I'm not selling... so who knows down the road.

Wow, so you were able to get all the cabinets from a recycling place? They look great. Your renters are going to have a great house.
