When I decided to do my 'whole' house it was a pretty daunting thought of how very time consuming it would be. But I just took the leap and for the past several months have slowly done this job. I can not tell you how refreshing it is to have this bright, clean look to my rooms and hallway. As soon as I would paint the baseboard in a room or the window trim even the existing wall colors were like totally new looking. I used Benjamin Moore paint. I used BM Stix white primer followed by 3 coats of BM White Dove in their Advance line of paint. This Advance formula is wonderful to work with and leaves no brush marks. I lightly sanded used a sponge sander between the White Dove coats. Yes, it will take some time, but the results are AMAZING. I see your question was posted way back in Sept of 2012. Just curious if you are still on Houzz, and would share what you decided to do at your house.

I dont see the mantle. However, satin finish looks the best. We use Sherwin Williams Tricorn Black.

My husband got a job offer in Florida so we have listed our home this is not easy for me and we are in contract but sadly the flood plain insurance cost is making the buyer want to back out. Is there anyone on here that can help me with this? I think we need a new elevation certificate but was curious if I posted pix if someone could let me know if it’s a waste of time to put out more $$

UPDATE!!! --House painting finished. I appreciate all of the ideas and advice! I still wanted my cream house with white shutters though, so we went with it against the advice of some of you and I have to tell you, I LOVE it so I'm so happy that we did :) We chose Valspar "Quite Red" for the door and it is PERFECT! I now spend every morning and most afternoons on our front porch. I plan to add some orange/yellow hanging baskets of flowers next and a row of red/deep purple flowers along the front.
