1940s Colonial floor plan (w/ mid 2000s addition & reno)

Wanted to share the floor plan for the 1940s Colonial home we are considering purchasing for any feedback as to what we might be able to eventually add/change/improve once we are living in the space. (I'm missing a walk-in pantry and we had also designed a built in bench/banquet seating area for our kitchen table off the kitchen that we'd still like to do. Also the closets are WAY smaller than our plan but such is life with a 1940s house and the sweet woodwork everywhere is an OK trade for closet space

). We recently designed custom plans for a 3600 sq. ft farmhouse / craftsman (4 bd 4 ba) with all 4 beds upstairs and open kitchen/living area and are now leaning towards buying existing after encountering 9 months of delays with subdividing land and other hurdles.

We think the house has pretty good flow for an older home and large, generous rooms. Total sq footage is 4150 on the 1940s Colonial. An addition and reno was done in 2004/2005 to add a mudroom/entry and large living room off of the kitchen and upstairs master suite and larger back bedrooms.

If the kitchen walls are not load-bearing, you could easily remove them and redesign the kitchen to include a pantry and banquette seating by slightly expanding the kitchen in one or both directions. The kitchen design needs help anyway. A redesign would also give you a open, flow-through space in one or both directions. If the walls are load bearing, you could substitute appropriately sized new beams and re-design/expand the kitchen. 4,000 SF +/- is a lot of house to heat and cool, considering that the air leakage of windows and walls is probably high and the insulation remaining in walls and roof is probably low. Might want to consider some rehab to make the house more energy efficient. That would include checking the age and condition of all heating and cooling equipment and the water heater. Thanks for the insight! Kitchen re-design would probably make sense and is definitely on our list. House has new Pella and Anderson replacements throughout (but for the front living/dining room for historical purpose) and insulation added in all exterior walls and ceilings in mid 2000s so we're hoping its not an energy in-efficient as a 1940s original. Newer HVAC and 400 amp electric (in the last 10 years) as well.

If you do find the LR/DR windows leaky, look into having them restored instead of replaced.

I like the house! Be sure to post in Kitchens when you are ready to plan that. I'm sure there will be ways to make it the family home you need while maintaining the original elements, and adding elements that could look original.
