Help me determine list price

My company is planning on listing this house that is in progress. It is a historical remodel that we will finish for the buyer. The project is already started and we have all the plans in place for the interior. There are interior renderings for many of the spaces that are in progress to give buyers an idea of the finished look, finishes and style.
The problem is neither I or my realtor can find good comparables to determine list price. Please give me your opinion on a good list price for this beautiful home. The link to the project is below the picture. Thank you!!
