Sherry I wouldn't be surprised if you do have problems with the new Kraftmaid products. Either the problem kitchens are hit or miss or very recently their quality control has become nonexistent. We have had too many problems to go into, but overall First set of cabinets delivered Aug 9. We ended up sending back all dove white cabinets, the majority of kitchen . Replacement set delivered Oct 13 and oct 30. We still aren't complete because we are waiting on a piece to be replaced, which they have gotten wrong 3 times and it must be installed prior to granite. Too many issues with the finished product of glazed items. Also issues with the paint coverage too thin. Inspect all your stuff carefully when it comes in before install and if there are issues make sure to get a Kraftmaid rep come out to see them. We originally ordered dove white with cocoa glaze and replaced all those with canvas with cocoa glaze. Have also had some color issues with cherry stained Saddle cabinets.

Thanks very much. I think an appraisal is what I'll do. Just thought they would be 'ticked' if I asked for an appraisal without listing with them first. As for the house you're perfectly right it's new and problem-free but still a fair amount of work to do, e.g. decorative mouldings, small kitchenette in basement, 2 fireplaces, a theatre room and a more tailored landscaping would be needed (stone walkway/driveway, grass and a few bushes are there now.)

As a real estate broker and a contractor I can say the having a great yard and a freshly painted house will do wonders to get folks in the door. Get rid of all clutter, fussy decorating, old carpeting and vinyl floors. Install wood flooring and ceramic tile floors. There are lots of inexpensive options at big box stores. Keep colors neutral throughout the house. In the kitchen get rid of countertop clutter and don't spend big bucks on stone countertops unless all the other houses for sale in the neighborhood have them. The kitchen is the most redone room after sale so unless you are staying there for 5 yrs or longer it is not a good investment. If your cabinets and layout is good try a new plastic laminate counter in a faux stone finish and update plumbing fixtures and cabinet hardware and lighting.

Leave all the beams...so much personality! Definitely replace lighting and fans. Definitely get rid of white around the windows. Experiment with that...but don't leave all the white around them. Too clinical. No brownish furniture ...... too boring....kills furniture and beams. Have minimal furnishings. You want to show off the terrific structure of the room and highlight the space with just a few interesting pieces of interesting color. No room-sized carpet....can't appreciate floors or carpet! Disperse interesting rugs.
