What would add more value in terms of resale?

We are planning to remodel our master bedroom on suite next year. In the planning phase now. Currently the bathroom has a second full sized closet, the bedroom itself has only one closet and it's large but not a walk in or anything. We are thinking about losing the closet in the bathroom in order to put in a much larger shower as well as a dual vanity. Currently the vanity is a single sink and 64 inches but has plenty of counter space which is a must for me, and the shower is about 34x34, but we could do a 34-36x 60 if we lost the closet. We share the closet in the bedroom anyway and just use it for sheets and cleaning supplies. We plan to eventually sell down the road in order to buy an acerage property so resale value is something we are thinking about.

If resale is what is on your mind, skip remodeling at all. You never recoup the full value vs the cost of doing the project.

The house is fully remodeled minus this bathroom so basically the rest of the home looks like a new build for the most part and this bathroom takes you right back to 1977 aside from the toilet we already replaced. The shower is also currently unusable because the previous seller finished over some mold growing in it so we need to replace it anyway. We also don't plan to sell in the next year or two, maybe 5 so it is something that's going to be very functional while we are living here. The acerage property we want isn't currently in our budget we need to build more equity to get closer to what we want down the road.

A master bathroom remodel will not make your money back in most circumstances but you'll enjoy it for five years. Talk to a very active local real estate agent about what is normal for your neighborhood. Check out photos in the MLS. Go to some open houses and take a look.

I truly think that kitchen remodeling plays greatest role in house value more than bedroom remodeling. Kitchens sell the houses. Correct me if I am wrong.

I suggest remodeling the bathroom, especially if it is the master bathroom. You are doing it at the perfect time too. You'll get 5 years out of it to enjoy. There are dozens of ways to save on cost as well without sacrificing quality. Good luck

Can you fit double sinks on your counter? I'd do that if possible, redo your shower new and attractive and keep the closet. I think it is important to have a new looking bathroom but it's also important to have big closets. Another possibility--do the two closets back up to each other? Could they become one large walk-in?

i'd redo the bath as you'd like it to be. no, you may not recoup every penny but you'd have 5 years to use it, and it will still be in good condition when you go to sell. a grotty master bathroom would be a deal killer for many.

i'd vote for larger shower, lose the closet. people can see in an instant how large or small a shower is, you can finesse a closet easier.
