Would you consider this a weird layout / floor-plan?

tl;dr -- would you find it strange to have a dining room off of the guest bedroom?

I'm thinking of building a new house on my property. I've been looking for alternative layout ideas that would work with my slightly odd shaped lot (long story) and efficiently make use of limited allowable square footage. I came across this layout where the guest bedroom is accessed via the formal dining room.

After looking at hundreds (maybe thousands) of floor-plans for similar sized lots, this particular idea stood out as a unique alternative to the usual cookie-cutter plans. And it would work very well within the restrictions I have. But with resale value in mind down the road, I do wonder if people would find it to be strange having the dining room right off the guest bedroom and vice-versa.

It's bad on SO many levels. ....... the guest bedroom being the very least of it. Keep looking. Not for plans, but for an ARCHITECT. You don't just slap an online plan on a lot. You need more than that for a good result. Get a professional on site and describe your needs......which will then get tailored to site, plumbing, sewer, set backs and all.

Speaking from experience, if you have an odd-shaped lot or one with difficult topography (we had both), then you need to have an architect or architectural designer draw up something designed specifically for your lot. Personally, I wouldn't want a house with a dining room off a guest bedroom and I'm not keen on the location of that powder room either.

Not to mention passing thru a pantry for convenient kitchen entry. Get HELP. The powder room? Indeed! Just a small part of my previous " wrong on so MANY levels" !
