Downsized in real life. Update on my 1939 living room.

There are pros and cons to downsizing. After my husband died, I sold our 4,000 sf house. The expenses of running my half-size 1939 house are 1/3 of the cost, but the furniture given away, only to buy "right-sized" furniture has been a big lump to swallow.

I used what I could (furniture, art, etc) and purchased usable, livable items where needed. I donated more items last week, but I have still more items in one bedroom waiting a decision. I tried to consign many of these items, but the consignment stores didn't want antiques.

Anyway...I received a lot of help here, so this is an update.

The skinny (12x21) living room is divided into three areas.

1) Conversation area. I gave away the big screen TV after cutting my cable, so now my love seat is against the wall. Two chairs and a coffee table finish off the conversation area in the middle of the room. 8x10 rug. I'm still searching for the right piece for the mantel, so the too-small botanical is just to warm up the blank space. Those are original sculptures on each side of the botanical, so those are important to me.

2) Back wall -- library/secretary. My grandfather's antique pie safe serves as a bookcase, as it has done for me since I was a child. An old rush bench bridges over the necessary floor intake. The new secretary that I love to use -- closes up to cover my pieces of paper. A leather swivel stool is easy to keep out of the way.

3) Front wall -- this was a dilemma that wore me out until last winter when a friend was posting her jigsaw puzzles on FaceBook. I loved solving puzzles with my mother, so I dragged my antique English pub table down from storage and added two rattan chairs. I love this space! I use it for puzzles, dining, after tea, using my notebook computer, drawing with my granddaughter, and making jewelry.

The living room is quirky. The floors aren't level. There are heat vents in the walls. The paneling is solid wood, but too dead to refinish, so it was primed and painted SW Glass of Milk. The ceiling is SW Tidewater.

Original oil paintings on the front wall are landscapes, and "heavy" green, so I grouped those around the table, adding an original pottery piece (had for many years) on an antique pedestal that I've had for 20 years.

There are original water colors on the back wall -- one small one over each piece. Botanicals from the 1700s are on the wall beside the secretary. A newer mixed media piece is over the sofa.

I had tried small tables with the chairs, but it was too much "small stuff" but the coffee table is usable from all the upholstered pieces.

Windows are now covered with custom wood plantation shutters. That was done in April.

Mantel with original sculptures but needing artwork (there are many art walks coming up in November and I plan to hunt for something). The pottery pieces on the coffee table are also original, so those will remain.

It's taken 1.5 years too get to this point -- mixing up old with new. It's comfortable for me and my guests. Even without a TV, it is used a lot because my visitors and I don't watch TV together...that's in the kitchen lounge where my grandkids watch cartoon movies while I make Sunday pancakes for them.

    I love, love, love, everything about your gorgeous home and how you've transformed it and your life. Thank you SO much for posting this eye candy treat! Are pics coming of the MBR? Don't stop now!! Edited to add, I think this is my favorite home on GW, ever.

    I felt like I was leafing through a Cottage Living magazine! Very nice, harmonious color and textures and just the right amount of minimalism to still be comfy looking.

    Well! I am in love with Every. Single. Element. Right down to the whimsical frogs on the mantle. It's amazing how a vestibule can totally change the way the house works on the inside, isn't it? And your stone cladding just adds to the charm of an already-charming house. The paneling, the paint color (the ceiling!)

    IndigoRose -- the sunroom? vestibule? The sunroom is 8.5 x 18.5'. The vestibule is 9'10" x 5'6".

    Linelle - here's the fireplace. It was red brick that someone painted black (not well) and had an old insert with not-code approved gas logs. I upgraded by using tile and black slate to cover the painted brick and pulled out the old insert and bought new logs. I have to open the flue to use the gas logs. There's no switch on the wall like new builds.

    BTW -- The bronze frogs are by Tim Cotterill. Two of those (Social Climber and Show Off) were purchased on two different trips to California many years ago. The third (Jitterbug)was purchased at auction last year. The metal bird (now under a glass cloche) is Mullanium by Jim & Tori. I love their sculptures.

    Here's the master bedroom, but I've removed (but, replaced only one) of those buffet lamps now. They were from our home library bookshelves in a Craftsman style house built in 2003. The nightstand on the left side is an antique oak washstand that my mother purchased when I was a kid. The nightstand on the other side, I purchased for the garden room at my previous home. The linen sheers are Pottery Barn. The roller woven shades from Country Curtains. The overhead fixture from Pottery Barn. The pillows are a mix collected over the years, some used at previous homes, some new. The duvet cover and shams are Woodland from Crate and Barrel. I think they still carry that -- I used this bedding at my previous home. The antique mezzotint on the wall, I purchased over 20 years ago from a local antique store. The shag rug is for my poodle to have something to jump onto. The chest of drawers is again part of the same bedroom set I purchased over 20 years ago. The bed is from Restoration Hardware and new to this house. That's a sleep number bed, purchase years ago, but my late husband and I didn't have a bed to dress it up.

    Oh my goodness - everything is so warm, inviting and personalized - absolutely lovely. Such a beautiful, refreshing change from the many bland, grey, ikea modern day looks that are so common now days. I do think the interest in antiques and brown wood furniture will resurface with younger people one day when they tire of seeing the same old modern day stuff every where.

    First question-how did you get pictures of MY house with updates?????? Really, you've done a great job. That 12x21 LR was a real stickler for me and I'm not sure after 25 years mine is ok! But I love my home and love seeing the pictures of yours. My only problem is my front door is the main entry and my DR winds up a dumping ground....still working on that!

    I love looking at pictures of the rooms in your home. It is so well organized and functional, but warm and inviting at the same time. Just a place I can envision loving to come home to! You've done a beautiful job with the remodel!

    Oh my! What treasures you have and you show them off to the best! Everywhere I look there is something interesting to see. I love the how the living room rug defines the space, and the pub table and chairs is so cozy. Love the dining chandelier. The antiques and older furniture you have used is so much more fascinating that something new. Thank you for sharing your talent for making a home.

    Wow. So perfect and yet clearly for a real person, not a hypothetical magazine person. But did you say 1.5 years??? Was that just for the living room? Made me realize I have been in my house that long and don't even have the bookshelves arranged properly yet. You are some kind of genius!

    aktillery9 -- I'm organized and neat only because I'm retired and have the time to keep it this way. It's become a regular thing with me now that I'm alone. It takes me about ten minutes to tidy up each day.

    Cleaning the kitchen takes a bit longer as I hand wash/dry my pots, pans, knives. I don't own a dish drainer. I don't like dirty dishes in the sink. I clean up the kitchen immediately after cooking and eating.

    My poodle doesn't shed and she "wipes her feet" (I keep a hand towel near the back door) when she comes in from outside.

    I fold the throws, straighten the sofa and chair pillows before going to bed. I make my bed after I've had my coffee, but before I shower.

    I hated downsizing because of TOO much stuff! I still have a room of stuff to decide what to do with! So, I'm keeping it minimal here, but cozy and comfy.

    ledmond10 -- I've been living in the house (after months of camping here in chaos for renovation) since February 2016.

    Letting go of the TV, deciding on window treatments, deciding on what to do with the front of the living room -- yes, it's taken me all this time to get that room in shape. The dining room came together more easily as I had pieces that would fit that room. I started from scratch with the living room seating.

    I'm not finished with the whole house.

    I'm now working on the sunroom.

    After the sunroom, I still have two upstairs bedrooms that are in need of finalizing -- one (office size) holds "extra stuff" and the other is empty. A third is already as a functioning guest room, but has only cell shades up that are probably 20 years old, so I want to add plantation shutters upstairs, too.

    DHY, even more inspiring with the additional photos. LOVE the bathroom. Really great mix of things and keeping the spirit of the house but also being modern. Thanks for sharing all those photos! I love Depression and 1920's styles, harkens me back to my grandma's house.

    I FINALLY found the right rectangular lamp for my game table -- front of living room. This one is a better scale for my table. Taller/wider.

    I needed rectangular to sit at the back -- because I use the table for coffee, puzzles, occasional meals, etc.

    It's the Robert Abbey 'Duncan' lamp from Crate & Barrel. Expensive, but I caved in! It's brass with a cream shade. I like the open base since it's in front of a window.

    You have impeccable taste and a genuine talent for creating livable and aesthetically perfect spaces. I can't say how impressed I am. I thought I had some idea of how to decorate, but you've made me see the difference between okay and perfect. I so admire what you've achieved. You're akin to a musician with perfect pitch.

    I didn't see this post back in Nov when it started, but see things I remember -- loved the patisserie shelves and they are perfect in their new home. I rarely see a room I would be so comfortable in, much less an entire home. It is a blend of things I would chose and my late mother would have chosen. Feels totally like home. Love what you have done. Thanks for sharing with us.

    What a gift you have for creating a timeless, warm, inviting home. I feel welcomed and included by just viewing your photos. You have a second gift of patience. You have been willing to wait until you found just what was needed in terms of decor or design. Not being driving by the Must Finish This Now demon gives you quite an edge. Congrats on a lovely home.     The sunroom sofa is finally going to be delivered February 20. The chimney is white now. I'll update along the way.

    On another thread, I'm creating an art studio. I received my first metal bench; another on the way. I have to assemble!

    I'm taking things that I didn't know what to do with -- a yellow pitcher my father got in the 1940s and I'm using it to store Hake brushes; my mom's pink depression glass divided relish tray is holding my small tubes of water colors; my mom's antique frosted pink glass dish is holding my natural sponges for painting; an acrylic lipstick organizer is holding my larger tubes of water colors.

    It was wonderful to see this thread again and as I read through it, I remembered fondly so many of your previous posts about various areas of your home (which are all lovely). I think we've run out of superlatives! The lamp? Another perfect purchase. I can't recall if I ever posted about it before, but I have a twin to your tea cart that belonged to my great aunt (who was a flapper, so gives an idea of their age).

    I missed this tour when you posted it last fall. I absolutely love your home and could happily move in tomorrow. I like the way you have been able to incorporate so many meaningful items with your new purchases - they all look as though they were always meant to be together. You really did an outstanding job and I agree with the other who say your home could be in a magazine.

    This house was 1700sf, but I want to "age in place" so I added a first-floor master suite, laundry and a new kitchen. The stairs are narrow, without a handrail, so I didn't want to use the upstairs master (it's now my studio)! The person before me lived here 30 years and had one of those lift chairs until she finally had to go into assisted living.

    The old kitchen didn't have original cabinets and there was only 1.5 feet (really) on two sides of the island, the cabinets were only 1 foot deep and the 1980s fridge couldn't be removed without removing the island (width of the sink and dw only).

    The rooms are on a 12' wide scale. So, my new master and kitchen are 12'x12'.

    My previous home that my husband and I built was over 4000 sf on 4.5 acres. I was an avid gardener (and blogger). I don't have the gardening/blogging in me anymore. I have 1/2 acre here.

    Your house, and what you've done with it, is perfection. It's the kind of house that makes me feel homesick even though I've never been there. I love the colors you use and the mixture of old and new. I especially love the front of your house with your flower bed there. I would say you still have the gardening in you.
