Kitchen- What do you think? Rightsizing and remodeling...

Hello Houzzers! My husband and I will soon be empty nesters and will be downsizing/rightsizing next year. We had thought to remodel our existing house and purchased my dream range, which we decided to take with us to new location. So, the 55.5" range size is non-negotiable. Also I have a beautiful vintage sink I'd like to use but it's 42"! We will be doing a 36" built in fridge.

I'm enamored of DeVol and Fit Kitchens. Swoon!!! The look I'm going for is a sort of modern farmhouse English/French, haha! Simple lines, inset doors in cabs.

I'd like to do built in China storage in the dining room by building into the den approx 15". We won't have a lot of storage in the new house and I do get joy from seeing all the pretty things, so I thought this would be a good option.

i know I have big dreams in a small space! Looking for ways to make everything flow and work together.

* I would like island to be larger. Not sure if seating should be on dining or family room side.

*is it possible to use my vintage sink?

*looking at ways to remodel bathroom, by utilizing space under stairs. would like bathroom to be accessed by entry. Maybe that would give me small pantry where bathroom door currently is.

*other thoughts are appreciated!!

Here's the house plan

I am looking at purchasing RTA cabs and received this design from Cliq ( Hi Sophie, if you're reading! I know they are ccc, just trying to get design started:)

Thanks in advance!

You have this spectacular sink and range and you want to use inexpensive cabinets?

Cpartist- thank you for your comment. I read a lot of posts here and your insight is valuable!

i did insert a note to Sophie re cabs I know her ccc comment all too well! I have a bid request out to Amish loft and will look at Conestoga for RTA. I figured it wouldn't hurt to look at cliq and get their plan... gives me a jump point at least!

    Kitchen design looks good.

    A few other notes though:

-No corner fireplace. It makes arranging furniture very challenging.

-I would try to move the coat closet so it's closer to the door. Maybe take some den/study space for it.

-Move the powder room door to where the closet was. That way it's not opening in the kitchen/living room and you can access it more easily from the garage for clean up.

-You mentioned lack of storage. Take the cabinets all the way up to the ceiling. It will make the room look bigger and it will give you more storage (especially for all those things that you rarely use but need for those special times)

-Skip that kitchen cabinet that touched the countertop. It's just eating up precious countertop space, and it will make the kitchen feel boxed in.

    Thank you Sina!

FP not my fav and am considering removing. Have always has a wood stove and would like to install one in this house.

Den closet backs up to entry- I like your idea and will look at maybe using some den closet for small coat closet.

i considered cabs to the top but wondered if it would feel claustrophobic since the space is smaller- you think it is ok?

Oh no! I love that cabinet:). Ugh, All options are on the table though! Maybe a little narrower and only 12-13" deep??

First impressions: the range is so huge - it is out of proportion to the space. But if you must have it, so be it.

What it does is severely cut into your usable prep and storage space. First, I can tell you from painful experience that 12" upper cabinets are virtually useless. Imagine working at the range: where will you keep cooking utensils, spices, potholders? Turning around to the island would be a pain. Your primary prep space will be between the sink and range - and that's where you plopped the drawer MW. That might be better in the island, across from the fridge.

I agree with the suggestions to take the cabinets to the ceiling, and get rid of the upper cabinet to the counter.

Carefully consider - and plan in as much detail as possible - where you will store things in this kitchen, from dishes and pots and pans to towels, bags and wraps, leftover containers. The more you can nail down where things need to go to be most efficient, the better you can plan your layout for optimal function.

Thanks AnnKH. Yes, I must have the range:) it's in the garage!

Okay, meter moving towards getting rid of counter cab:(. Glass front cupboard for everyday dish and glass storage? Would like to remove cabinet to left of window; do you think that's a mistake?

Do you think it would work to add cabs on back side of island for more storage?

i see your point on prep area; was thinking I'd use the island most of the time. Will think on storage placement for everything.
