Pros and cons of "fruit cocktail" or other compound trees?

In your personal tree-growing experience, did a 4-in-1 apple tree, or stone fruit tree work well for you, or, not at all? In zone 7a New Jersey, we have less than one acre, and we are trying to do "too much" - a tiny orchard, a tiny English-style garden, zen garden. In the end I think it will be great!

While the idea of a 4-in-1 apple tree or 4-in-1 stone fruit tree is appealing, I have concerns (graft loss, excessive disease/insect issues beyond a regular tree, poor growth due to stress, etc). Am I correct, or these fears due to specimens from less than reputable dealers?

Thoughts on these kinds of trees, and suggestions on the strongest/most successful varieties and where to purchase them? Your personal experiences and advice are appreciated. Gina zone 7a
