I was wondering if anyone has built this plan. It looks like a beast to build but I love the layout.

    @meleskridge, if you type in Plan #19038, the pictures in various order (not sequential) are MY house. I shared them with Tim Carver, the designer at Garrell that designed our custom. ENJOY! The beast is BEAUTIFUL, but PRICEY! (I'm sure you are well aware of that [wink, wink]). Feel free to reach out if you'd like any specifics.

    Hi Tina. Ron and I were up at JH two weeks ago. Your house looks FABULOUS.You kindly offered for us to go to the neighbors and get a key to get in your home if the door locks had been installed, but it was raining hard that day so NO WAY we'd go walking through your home with messy shoes. Ron and I do want to see the inside as we are doing a Garrell as well. We met with M. Garrell 2 weeks ago and know we will have a beautifully designed home.     I love the changes you made to the original floor plan! Tina is great! She was nice enough to let us look at her house. twice. Thanks again Tina! Very helpful! We just finished digging the basement yesterday. Hopefully we'll be pouring footers soon.

    Yes, we made some changes to our plan. We also decided to go with the Sunbury II plan verses the Tiger Creek. We enlarged most of the rooms and changed the location of the laundry room and the lay out of the master bath. We're building in GA.


    How about you? Which plan are you building and where?

    We are building a mix features from the Sun Tiger Creek and Tiger Creek in Maryland. We changed a bunch of things. We have the garage and bedroom layouts of the Tiger Creek but the LR and Mudroom from the STC.

    We made several other changes as well. We met about the windows today. I'm nervous about ordering windows without the framing being done. However, it's taking so long to get windows right now it has to be done early. I have no idea what to expect for pricing. We went with Marvin.

    Getting a price from Jeld-Wen and Anderson. Changed thing's alittle. 16' slidder in lodge room and double doors in front. Haven't heard back yet but probley 30,000

    Wow! We got our bid back from Marvin…….over $100k for windows. Definitely NOT going with Marvin. Changing some of the windows on the back of the house/basement and meeting again Monday. Also changing brand to Jeld Wen. Crazy!! We did add to the size of the house. About 4400 sq. feet on main level and basement is about 2700. No upstairs. Praying the bid from Jeld Wen is better.

    I have used Jeld Wen for a long time. There good windows. They are like most everything else. You can get cheap Marvin's and expensive ones. So I don't necessarily have a window preference. Anderson, Pella, Marvin, Jeld Wen. Just want a good window, not the best. Too expensive. Jeld Wen has some nice windows and will definitely be cheaper than

    Thanks for your input. What series of Jeld Wen did you get? After reading your input we contacted a builder friend of ours in TN. He also really likes Jeld Wen and uses them in all his homes. The place we're dealing with has been quoting us the "best" windows. My husband contacted him tonight and told him we don't need the best windows just good ones. He's going to price the premium series of Jeld Wen so that should make a big difference. Thanks again for your input.

    Stateline clad double hung. Quote is from 84 lumber. I probley get a really good deal. But even still,they will be cheaper than Marvin. They have windows cheaper than Stateline. These are some of there best windows.

    We also went for casement windows. Is there a reason you prefer double hung verses casement besides pricing? Was looking at Jeld Wen this morning but I didn't see a Stateline Series. They have a Siteline Series? Siteline is the next series down from Custom from what I could see.

    I have always used single and double hung windows. I have used casements from time to time. I did look on their website. They do have a lot of varieties of casement windows. Maybe you could go into a store somewhere locally that has them where you can actually view them. I'm using double hung just because that's what I'm used to. As well I'm wanting the house to look exactly like this picture. The house mainly has double hung except for the big plate windows on the front. And like I said I think it's mainly just preference

    All of my windows except the three in the basement kitchen area, are Sun Double Hung. Not sure why that didn't pull up for you, but they do sell double hung, fixed, casement, etc. Sun Windows Owensboro KY. www.sunwindows.com. I just don't want them misrepresented, they have some incredible styles and the ability to customize colors.

    Beautiful house! We actually looked at that one before making our choice. It was on the top of our list. Have you started your build yet?

    That's exciting! Our basement is dug but still waiting on footers. Their working today but we're expecting a heavy rain tomorrow so I don't expect them back until Thursday or Friday. I'd share a picture of our inspiration but I don't know how to send pictures yet. I'm a little technically challenged!

    Finally got our second quote for our windows. We started at $101k plus $18k for 4 doors. $119k!! After changing brands and being creative our final is $73,500 windows/2 doors. Wow! Still a shocker but better then the original. Haven't place our order yet but plan to after finalizing a few things next week.


    Basement is dug and all footers are finished. It will be two more weeks before they pour walls though. A lot of building going on here.

    Give Pella a try. I should have their price back today or tomorrow.. They make a good window as well. There may be a store local to you where you can physically go inside and put your hands on the windows and see them.

    We are working on an estimate for this house to present to our lender. We aren't building the basement.......does anyone have enough current information to know what the house will cost as presented on the plans? Plan 25637GE Tiger Creek A-Hip. Plan number 17098 on the Garrell Associates site....kind of intimidated by the plan but we love it and want to build it............$1.1 million??? Anyone have a cost breakdown they wouldn't mind sharing?? Thanks in advance :)

    Usually you have your builder figure this for you. Alot of work goes into figuring a house like this.

    That's what I'm building. Rafters will start going up next week. Using my people to build. Probley have around 600k just house. My cost,prices,deals. Most builders will probley want $200sq. ft. to $300sq. ft. to

    @Michael Myers, builders in our current subdivision are quoting $300 per Sq ft. Our Tiger Creek cost us $1.4 in 2019 but we have basement - leaks still, but it's down there.

    @builder314 Our contractor and his crew are our dedicated build team. I'm somewhat of a newby real estate developer I suppose. We've developed several hundred acres and are building short term rental cabins on it. We've been building cabins for a few years now, including 5 in the last two years. ( www.stonehillcottages.com is our rental cabin company) . Although my contractor (time and materials hourly guy) isn't strong with budgeting. He's leaving that up to me. Although this is a dramatically different animal than we have built to date. I'm coming up with $800,000 construction cost (excluding site, lawn, driveway and bringing utilities to the site). Some of the components of that $800,000 I am sure about but some I have no clue - specifically framing labor, trim material and labor as well as the window package. Are you framing to the specs in the plan? Can you tell me how many many are on your framing crew and how many weeks you think it will take? And what windows did you end up going with? What should I brace for on those? We sold our house unexpectedly and are having to move quickly on this and I'm VERY anxious about the cost :). We are skipping the basement.

    @Michael Myers, included land approx $200k. Thankful we built when we did, lot next to me .4 acres larger, just sold for approx $650k!!

    Framers are going to want anywhere from $8 to $12 per sq. to frame. Windows and doors will vary from 35k to 75k. Depending on name and

    @ynottina thanks for asking. They will start putting the rafters up this week. They say it will probley take a month to frame the roof.

    Hi Tina! Thanks for asking about our build. I'm sorry to hear you're still having problems with water. We finally started framing this week. They put all the main walls up in the basement and finished most of the rafters for main floor. Can't wait to get the AdvanTech laid. Hopefully tomorrow. Our framer is planning on 5-6 weeks for the framing. I think it may take longer with the complicated roof. He and two other guys were here last week but he's bringing the rest of his crew tomorrow. After waiting 5 years to build I'm very happy with the progress so far.

    We decide not to build the Tiger Creek as originally planned but instead our inspiration is Plan 25644GE but we made several changes to it with a local architect. We did a partial basement instead of the full. We did add to the lodge room/dining room. Our main level turned out bigger than we expected at about 4400 sq. feet. We made quite a few changes though. If I can figure out how to download pictures I will. We've been doing drone pictures each week so we can see the progress. I'm a little technically challenged though.

    We bought JeldWen windows and the cost was about $74k. We have a lot of arched windows though. You can save A LOT by changing them to square. We did some changing from our original quote of $119k. Wow! That gave us major sticker shock. Our 74k doesn't include the high arched window over the front door because that will come as a unit. I'm sure my husband has other prices he can help with I just happened to have our window invoice handy.

    I 'm not sure if this sounds totally crazy but we've been thinking about putting vinyl plank flooring in our house. I've always put hardwoods in our house. However, when we sold our house 5 years ago we built a metal building with a 2 bedroom/2 bath apartment on one end until we could decide where to build on our land. We put the cheaper vinyl flooring in and have really liked it. It's so easy to take care of and its waterproof which is so great the two standard poodles who spill water when drinking. Not to mention their toenails don't scratch it like our hardwoods.

    I haven't started building. I have just only gotten approval for the required perc testing on the lot. I am also looking at a modified sun tiger creek plan.

    That’s very exciting!! So far this house has been very challenging for us. This is our 4th house build and I’m glad it’s our last. We definitely saved the most difficult one for last! 😄 Once I figure out how to download pictures I’ll post them.

    Very exciting Michael! Our biggest issue is an inexperienced builder with this kind of house. He’s been building for 27 years but this isn’t the average house. It’s a complicated build BUT such a beautiful house. Plus our architect was off 9 inches and that caused a lot of problems from the beginning. Sorted it all out after 6 hours of meetings with the architect, builder and framer. Just know your plans and be on the job sight daily to check their work. Hopefully our end result with be worth all the tears/ frustrations along the way. Hoping the rain will hold off next week so we can get dried in. We’ve had a lot of rain and I hate that our house is being rained on so much. I’m not sure how much is too much.

    @cindy - yes, I can totally see what you’re saying. The complexity of the plan seems daunting to me and I will be there daily while the foundation and framing are happening. The variation in roof pitches, the complexity of all the angles ………. it all tying together to become the aesthetically beautiful home we love is really is really important to us. We want it to look exactly like the image in the plan. Our builder has many years of experience but openly admitted this is a seriously complex plan, but he is confident he can make it happen. He’s built many cabins for us in a development we own. He’s done a great job with it and some of them are complicated- but nothing like this plan. www.bethesdalakecabins.com

    We are trying to get our front porch prepared now and have run into a very costly issue I wanted to ask for input on. The porch is going to have a 4 inch slab and we are surrounded below the porch with poured concrete walls. The space below the floor level to the top of the poured walls is about 24”. So we have that distance to fill and prepare for the concrete porch. We first want to know if anyone has some thoughts on how to secure the exposed area at the top of the safe room in that 24” area between the pad and the wall? We just feel that a simple brick edge perimeter is not enough since we are coming up in a secure 8-10” thick poured safe room. We thought of putting concrete board on the exterior prior to the brick ledge coming up to cover for aesthetics? We also thought of metal plates for protection? This would not just be for security but to continue providing safety from storms or fire etc.

    The other part of this dilemma is our room has a span up to 15 feet between the walls. Our builder priced a fabricator making metal floor trusts to support the pad and build up the deck to floor level above the poured walls. The fabricator hit us with a $28,000 estimate to do this! (that’s not concrete or flagstone, ONLY steel) We know there is a much cheaper way. We are not totally opposed to putting some support posts within the room to save money if need be. Does anyone know what we can do to span this area and hold up the pad while not costing us a fortune in trusts? I was wondering if buying stock trusts and/or channels or even beams to support the pad decking would be far less than custom metal fabricating? Then we were also thinking of if LVL beams could be used for savings? We are obviously at a disadvantage here because it will take some knowledge of spans and weight calculation and I am sure we will have to get an engineer to approve as well.

    This is just a shocker in terms of cost because we plan on having a lot more metal and concrete elevated work in the rear of the house too and with this price for our front porch we are in shock.

    Anyone that can give some suggestions on the best way to resolve this be so appreciated!
