New Home Construction Kitchen Layout (to Pantry or not to pantry)

Ok new thread cause we decided not to do teh bump out and wanted just design related suggestions.

We are a family of 7 *12, 6, 5, 2, 8m and done ;-D

We need to keep the hobby room a small bedroom so can't repurpose it for a bigger mud room

Option 1: keep pantry in corner ... suggestions on design / upgrades.

Option 2: move the stove where pantry is and then..... where do I put a pantry (floor to ceiling)??

Pictures help me a ton sense this is my first time doing this

    I’d get rid of the corner pantry. Definitely square up the island, move the fridge (and put a tall pantry) at the top of the run, next to your sitting room.

    I prefer sinks on the perimeter, so I would put the sink on the long wall, between the fridge and corner, and the oven on the short leg. That would leave a nice, uninterrupted island for prep space. If you had the inclination, maybe a prep sink on this island.

    square up island

    turn office into bedroom get rid of french doors, shrink closet, use the space for a full bath

    I would use the hobby room as an office

    Expand the mudroom into the garage and bump out the garage a little bit. Make sure you can fit a full size truck with 3 ft to spare in the garage.

    I like the corner pantry

    The sitting area seems pointless, I might put an additional pantry there.

    I like the idea of "when we need it" to make the study a bedroom and move myself into the hobby room. From day one we dont have a need for the hobby room but as kids get older I want to have the option (plus if someone comes and visits would be nice to have a spare bedroom. I think we will make the downstairs a full bath to begin though and Yes we plan on expanding the garage for sure (most likely a 3rd car)


    Summary:

    Square Up Island (can't move the pantry)

    Put regular door on Study (for future bedroom needs)

    Make downstairs a full Bath

    Going to do large bump out if not a 3rd car garage plus if at all possible go a bit deeper as well.

    Get rid of the corner pantry. I have one exactly like that and HATE IT. The back corner is where stapes go to die. You can't reach anything, see anything, organize anything. It's the corner of death. And usually why I end up with 4x the amount of crap I DON'T need and 0x the amount of stuff I DO need. Cabinets will make your kitchen so much more useful.

    And yes - square off that island

    As cpartist says, since this is a tract home, have you asked what all these changes will cost? Generally on a tract home yu would be fortuate if they only charge you triple what they are worth.................

    I am not a fan of corner pantries like the one shown, a lot kitchen remodels remove them. If I had to choose between a “sitting area” and a large walk-in pantry, the pantry would win hands-down. So I would shift down the kitchen toward the patio door to make an L-shaped kitchen with an island, this would allow you to carve out space between the kitchen and the full bath/closet for a much bigger, full depth walk-in pantry with a lot more room for storage.

    I concur with many of the other kitchen comments especially the clean-up zone in the perimeter with a prep sink on the island.

    Any option where you put the pantry in the corner between two counters is a poor option. It doesn't matter whether you have it on the bottom wall or the top wall. It's still bad.

    I really like the change in orientation that Ryan Vallow is suggesting. I like the closer connection between the kitchen and family room. However, I am not a fan of the corner pantries either. From a functional standpoint, they seem to take up so much space for the functionality they actually offer. From an aesthetic standpoint, they chop up the kitchen and leave this big drywall blob in the middle of your beautiful cabinetry. I'd prefer a pantry cabinet, maybe next to the fridge.

    I tried a few things with your kitchen this evening and landed on the idea of just using the areas labeled kitchen and sitting room as your kitchen. The pinch points around the dining table concern me a bit, but if my dimensions are correct and if you have a table around 3x7' you'll meet recommended minimum walkways.

    I do think opting for no bump out is a missed opportunity, though.

    First thx ben I really appreciate it. Couple of questions Did you put 2 sinks in on purpose? Also the design today has sink and dishwasher in the island.. good bad?


    I like this idea now just how much it will cost from a builder that does this kinda thing (not custom builder can be tricky)


    I'm curious on ideas as well if we can't remove the pantry (move cabinets and islands just not pantry

    This is NOT the house to you. You will be well on your way to buying a much more expensive, much better, house by the time you pay double price for all of these changes. You just added another 100K to the build.

    Get out of the contract and do something else.

    Or make zero changes and live there long enough to get dick of it and move. That shouldn’t take long.

    I like benje's too! Ryan I hope you've backed away from the pantry in the upper left corner idea. Keep in mind that, in general, exterior corners are prime property because they provide the potential for windows on two walls. IMO it's nice to avoid spaces like pantries and closets on exterior corners when possible.

    this is the only "major" change we want to make (*aka move cabinets around.) We are happy with the builder just want to redesign the kitchen. Originally we were fine with the pantry but want to maximize our budget aka look at alternatives (aka if we can make the change great if not we are not crazy worried .)

    And ty for everyones points its beyond helpful.

    we can't find anything even close in our market for this amount. (been looking for a long time now) plus we love the lot and the neighborhood (small city)

    I know I want to put cabinets all the way along that wall for sure. the mil question is can the pantry be removed (yes its stupid with these types of builders). but it will not be a deal breaker for us (I'm going to go with Benje's design overall though (Exceptions: don't need 2 different sinks and the pantry is the variable

    Sophie by adding cabinets along the back wall ? and removing a pantry is a 100k ?? confused on how you got to this number .
