need help with new build house plan... please critique!

Hello all. I found this 4 bedroom, 2 bath + study house plan that's under 200 sq. m. for our family (2 girls, hubby and I). Could you please critique on:

  1. the house plan in general. please feel free to comment on the negatives, I prefer to know them at this point than when this house is constructed already :-)
  2. conversion of laundry into powder room vs full bath,
  3. re-configuring of the master's bedroom

This is the original house plan but I intend to remove the fireplace as we're constructing in the Philippines, as well as flip the bathroom layout so that the door doesn't open into the long hallway. Also, I reconfigured the cabinets for Br 4.



We intend to have a different structure for the dirty kitchen and laundry area so I'd like to convert the laundry into either a powder room like this:



or a full bath (by removing the built-in closet in the study):



Finally, I would also like corner windows for the master's bedroom and willing to let go of the walk-in closet and big en suite for this:


Could please critique on:

  1. the house plan in general (considering the changes with the fireplace/bathroom door/cabinets)
  2. conversion of laundry into powder room vs full bath, and
  3. re-configuring of the master's bedroom.

    The best houses are 1-1.5 rooms deep, absolutely no more than 2 ("rooms" include garages and covered porches). Light and breezes have a harder time reaching interior spaces when the house is fatter than 2 rooms.

    Because of this, the best course of action, I think, is to toss this plan altogether, sorry. :-(

    The Philippines is a beautiful, friendly country, with a rich culture... Would you consider hiring a Filipino architect to design you a great place that works with the spirit of the locale? You could really get something awesomely special!

    Side notes:

    -- Bedrooms on corners are awesome, but take care to place windows where you have enough space for drapes... extending the curtain rod 8"-12" on either side of the window is best, to make a window look larger, and to allow the fabric to be pulled completely away from the glass.

    -- Most Americans will think it's strange to have an outdoor laundry area, but if this is normal/expected in the Philippines (it was where I spent most of my childhood, outside the US), then having a powder room instead is a good idea, I think. :-)

    My brother, who lives in the Philippines, says you need a bigger porch.

    Wondering about the lack of closet space especially in the entry way. Assuming the laundry would be in the basement. That might get old. Would check on the popular architectural designs for the Phillipines, especially since you may not be familiar with what is practical given the climate. Good luck in your move :)

    Where I lived as a little girl -- a place with a similar climate as the Philippines, and basements weren't done at all -- the laundry area was actually just outside the house, basically in its own little sheltered/roofed 3-sided "building." Sounds weird, but it was totally common, and up until I was at least 10, I thought it was completely normal, lol.

    @MSDG. Thank you for your comment. I actually wanted at least 12x12 for the rooms (then extra 2 feet on the side where we'll put the closet) but we're advised to make the rooms smaller to save on our energy bill as it costs more to cool a bigger room. We won't use centralized cooling for the rooms so each one will have an air-conditioning unit.

    As for the dual entry in the powder room, sorry about that, I overlooked that part and failed to remove the door from the garage in the illustration. :-)

    The garden/view will be on the right side of the house where the master's is. As for the walk-in closet, I'm not really a fan of those, and considering that there's only rainy and sunny weather in the Philippines, I won't be needing a bigger closet for bulky winter clothes.

    @One Devoted Dame, Thanks a lot for your inputs. The engineer that we hired actually gave us a design that's two rooms deeps but we feel that it makes the house so wide and won't be an efficient use of the lot. After reading what you wrote, we'll try to revisit his design.

    @Mark Bischak, thanks for your comment. The garage in the illustration will actually be something similar to this. Do you think it will work?

    @kriii, One Devoted Dame is spot on with the laundry room that we are planning to have. But thanks for the reminder on the lack of storage space near the entry and for your comment as well.
