First home. How can I improve guest bath?

Recently purchased a condo and looking to make the guest bath a bit more attractive.

I think we can definitely work with the green/blue tiles, but right now the whole bathroom channels more "70's" versus "zen". A few ideas I had:

1) Replace industrial looking vanity sconces

2) Repaint walls white

3) Possibly replace shower tile floor.

4) Wood floor in the space is a bit awkward. Replace with a lighter porcelain floor?

Would love to avoid repainting cabinets. Also, countertop is currently a carrara marble.

Hoping to stay within $6k for the project. Any thoughts are much appreciated!

I don't think that bathroom looks 70s at all and I really like the shower floor. I think all of it is very attractive. Is it real wood floor or some kind of laminate? If laminate, it can withstand a bit of moisture. I agree with replacing sconces but I think the room is ready for towels, a rug and some decor to personalize it a bit.

"3) Possibly replace shower tile floor."

Would require you to redo the entire shower, including the pan, wall tile, as the entire system needs to be tied into the waterproofing system.

They are real wood floors. A strange customized choice for a bath IMO :)

It doesn’t need improvement. It’s beautiful as it is.

And it certainly doesn’t need a 7-9K shower change. You don’t “just” retile a shower floor. It’s integrated into the waterproofing system. You have to change it all. Only a hack would agree to retire a shower floor.

Repaint the walls, swap out those yellow bulbs for some that cast a whiter light, and upgrade the vanity light.

Got it. I didn't realize there's no easy fix for the tile shower floors.

The only thing this bathroom needs is brighter lighting and paint, and some pretty towels and rugs. The shower, vanity and floor are lovely!

Totally not a 70s vibe in here, it’s very modern. Paint, add accessories and swap out light fixtures is about all I would do in here

you think that looks like its from the 70s??? I agree, there is nothing wrong with that bathroom, it's clean, modern & IMO - looks really nice. My only suggestion would be mirror-mates to frame the mirror; if you want to soften it up, add candles, plush towels, some pretty art above the toilet and a plant.

Yes, it was updated in 2016 actually, just not quite the look I had wanted for a guest bath. I suppose I need to readjust my thinking here. @pa_1221 I just looked into mirror-mates, thank you so much for the suggestion.

Mara - i used mirror-mate in my guest bath, it came out really nice :-)

I quite like the tile. White paint (try BM Chantilly Lace), new lights, and new mirror(s) will make a world of difference. Do just those things, and then stop and reevaluate. I love wood in powder rooms- I can see how with a shower it's a bit odd- but I think it'll grow on you once the space is a bit brighter. Just put down a long indoor/outdoor runner rug to help protect it.
This bathroom is painted Chantilly lace.

Just repaint, select a new light fixture and select a piece of art.

All you need to work on are the finishing touches,. Paint. Border for the mirror, lights. Add some fluffy towels and art and you are all set. I think the paint color is the real problem here fortunately, as that is an easy fix.

Instead of framing the mirror which already looks a bit squatty (could be camera angle) I would replace it with a new plate mirror that runs up to the crown with gorgeous lights floating on it. If you want to replace the floor Carrara or faux Carrara would brighten the space without adding another element.

( and THIS is why one shouldnt renovate their home for resale.... the seller's one year old pretty cool renovation is the buyers 70s horror story ).

IMO a stack of white fluffy towels in a hotel type holder above the toilet some pretty shampoo and body wash bottles and new lighting would be the first thing I would do.

Having lived in the 70s, I assure you: this ain't it.

I agree that I don't love the light fixture, but if you hadn't pointed it out, I think it'd have taken me a long time to notice it. Is it functional? That is, does it give ample light? If so, I'd leave it a while and see if it grows on you.

I totally agree with the idea of painting. I don't love those gray walls. I'd say repaint and then step back and see how you like the room -- before you spend another dollar or expend a bit more energy.

What I really think the room is missing: Accessories. You need towels to soften the place and bring in some color. You need some artwork. You need a couple plants. The lack of accessories is what makes the room look somewhat stark and uninviting -- but this is even easier than painting.

No way would I touch the tile in the shower. It'll be expensive, and what you have is quite nice and up-to-date.

Yeah, as someone from the 70's, I feel comfortable saying this is not at all reminiscent of that decade. I actually don't mind the light fixture but if you don't that is a really easy fix, as is paint, and some art on the wall above the toilet. You also need some towels, etc and other things to make it more comfortable and inviting. All, fortunately, well under a budget of $6,000 (which would not go far to redo the entire shower and flooring).

As for wood floor, I have had a wood floor in my guest bath for several years. It is not ideal, but it has been okay so far except for some damage behind toilet where there was a leak (can't see it). I would likely not worry about it until you have to.

Well huh. I think that's a beautiful bathroom that I would love to have in my house. I don't know that I would change a thing, but I really like Beverly's suggestion to change out the light fixture and add art.

PS I also had three 1970s bathrooms in my old house so I am intimately familiar with 1970s bathrooms and that is no where close to a 1970s bathroom.

Your bath has good bones. I agree with those that said to change up the mirror/lighting and I would add a train rack above the toilet to give it a luxe look.
