Layout of the kitchen, dining room, office, family and living room

Hello, I am looking to purchase this house however, I am not sure of layout of the main floor. The kitchen seems too small. There's 2 living room/family room next to each other. There is also a large office room that is duplicated on the 2nd floor. At the moment, all I can think of is to re-purpose the office into a dinning room and adding a big island where the dinning table is at to expand the kitchen. but no solution for the living room/family room.

    Expanding the kitchen into the current dining room doesn't really seem like it will work. Putting an island in place of the table will just make the island feel out of place. The current kitchen might be on the smaller side but it's laid out in an effective way so I wouldn't change it unless you're willing to do a full gut. You could expand the kitchen into the office but that would involve tearing down walls.

    I love the layout and the pictures posted are beautiful. I wouldn't really change the kitchen as I believe the dimensions are big enough as this room will only be used for prep food/cooking. It is also nicely annexed to a dining. If u think two living rooms are extra (I agree) think of transforming this into an extra bedroom or sublet? Or simply leave it for storage?

    Why buy a house that doesn’t meet your needs? From your comments you don’t need the office or the living room. If you buy it, you can make he front living room a formal dining room, move the laundry and bathroom into the office, adding a mud room and then expand the kitchen into those areas. This is a lot of money to spend, I would keep looking.

    That's a very nice kitchen, although I'm not too fond of the dropped tray ceiling (red line). You could push the wall back into the office far enough to put the DW beside the sink, then have a doorway which would connect the new DR. If you don't need a formal DR, would re-locating the DW be worth the expense?

    Pretty house! I agree with others that trying to expand the kitchen into the current eating area would be difficult. I think you'd find yourself re-configuring the better part of the first floor, which is prohibitively expensive for most people and housing markets.

    What about getting a counter height table in a style similar to an island for the current eating area that I'd call the breakfast nook? Set aside the chairs and you'd have additional prep and serving space for holidays and parties. The taller chairs would allow you to look over rails into the family room as well.

    If you already have a dining set, you can put them in one of the other rooms for a more formal dining room. I know most people don't use dining rooms any more, but I prefer people to see a pretty dining room first when they walk into my house verses the more lived in rooms.

    You could repurpose the office as a formal dining room and use the kitchen dining area as a casual family dining room.

    Thank you everyone. The response is amazing! It's my first house, so I wouldn't have much furniture to begin with. What I really love about the house are the vaulted ceiling and the 2nd floor. With that said, I don't need a formal dinning room, I also don't need an additional office if there's one upstairs. I really enjoy cooking so I would like a bigger kitchen. I would expand into the office but would run into the issue of the bay window. Moving the washroom and the laundry would be a lot of money since you have to move plumbing. With a finished basement, it's not really feasible. I'm not sure how just having a island as @tallgrassdesign table will work in the current dining room since it's a bit further from the kitchen. Functionally, it works and I would be happy with it but what about resale value?

    I think the kitchen is very functional and would be great for someone who loves to cook. Regarding the house, I wouldn't buy it because of the step down living room and the one step ledges around the house. Too many places to fall or trip.
