contemporary home design dilemma

Hi guys! So I don’t know where to even start with how to arrange the living room and dining area. I’d like to have an area for the kids to play and (2 under 2yrs old) and have a spot for their toys (and bigger baby gear for now till the youngest soon outgrows it. We have a pretty big farm table that was made for us so I’m not getting rid of it- but I don’t know where to go with it all. Opening up walls etc isn’t an option right now but open to suggestions. *the window seat is toy storage inside btw.
My husbands record player and collection, the server buffet that is storing all stuff we need (already did stage 1 of decluttering) our iMac, sectional couch, ahhhhhh!!!

    Do you have a kitchen space that seats your family for meals? If yes I wonder if you give up the idea of a dining table and 6 chairs until you are past the baby stage (store in garage or a storage space). Can you post more pics of these spaces as maybe there’s room for a desk behind the sofa? Dedicate the current dining for playroom and put down a big rug and a couple of comfy chairs on either side of the record player. If that’s not getting used for a baby dance off session every other day that may need to go for the time being as well. Baby days are challenging and maybe it’s best to cry uncle for a few years.

    Is the large dining table your only dining set or is your kitchen an eat-in kitchen?

    I'm wondering if the table can go in with the sectional and the dining room can just become a totally dedicated play room.

    Hey! Thanks so much for your awesome advice so quick! Here are a few shots of kitchen. The “laundry area” is not usually there. I just pop up a folding table when laundry mounts lol! So we frequently use the back entry door in kitchen for our 3 dogs. If we put a table In kitchen I feel like it would be so crowded but maybe not? I’m so bad at this.

    So are first 3 pics the dining room and last one (with vaulted ceilings) the living room? I had 3 under 4 for a time so I understand how it goes! In my last house which was a 70s contemporary, I converted the “formal” dining room to a toy room. Due to a pony wall you couldn’t see the toys from the front door which was a plus. We had a generous eat in kitchen so had our official dining table there. It was a great setup and because the living room was separated from the dining room (toy room) and kitchen, the living room was a decluttered adult space and any toys that made their way into it went back into the dining/toy room by the end of the night. I think you should try that setup. It works out better for everybody. In my current home the original small living room (there was an addition so there is a larger living room space now) is used as a music room/contained toy room and it works great to have a place for toys with lots of bins so they aren’t taking over the rest of my house. I could never live in open concept with small

    children!

    Yes the vaulted ceiling room is living room. We do have a “den” room off the foyer on the other side of house which would be PERFECT for this problem BUT I converted that room into my salon business.

    If you removed the "island" could your dining table fit in the kitchen comfortably, farmhouse kitchen style?

    I actually thought about that. I’d lose island storage and my trash and recycling are in there but maybe it’s worth a try? I also need new dining chairs because upholstered parsons chairs are apparently not baby friendly for stains or booster seats

    I gave up on upholstered chairs and bought some benches. Surprisingly comfortable for our meal times. Make sure yours fit between the table legs so the bench can tuck under the table when not in use. baby chairs can fit on the ends maybe.

    If you moved all the laundry items out, would your table not fir in space under the light fixture?

    Hi! It would, but it would be super in the way of the back door that we use like 10x a day between kids, yard work and 3 dogs. I’ll try it!

    I had two kids under two, I suggest you live with it for another year, or two at most, save up and do it properly, otherwise you are just wasting money! Just a tidy up makes all the difference.

    Could you swap the dining room table and the island?

    If you want organizing or decluttering advice, just ask in this post or a separate post. A few hours of help from a friend may make a big difference.

    Can you put the sofa right up against the double doors and the tv on the big wall opposite?

    it always looks terrible before it starts to look better :-)

    haha. With the sofa scooched all the way to the front window wall, can the table fit right up against the sofa like a big sofa table?

    Yeah the sofa is two pieces exactly same length. Too long.

    Have you tried the sofa in this position? Pulled about 30” from the walls flanking the window and up against the side wall?

    Don’t hate is... good. :-)

    i think the root problem is the sectional. I’ve tried a few sectionals. They are rarely the best solution.

    Is the sectional an Ikea Kivik by any chance? If so you could ditch one side, move the armrest and just roll with a sofa on the large wall.

    this would free up play space in the living room so your dining room can just be a dining room.

    Beautiful table. If you have two more of those light wooden folding chairs, try those in the kitchen. I agree that the tall upholstered chairs are not going to survive babyhood spotlessly.
