Should I paint my Mid Century Modern brick home?

Have to sell my great mid century home and I am stuck between 2 options. I am having trouble because the front and the back of the home are so different :(


My thoughts are, and I BEG someone to have a better one *please*:

1) Leave red brick, black trim along roof, black front door, repainting siding to a brighter white, and leaving window trim white. Under eaves would be light white-ish color.

OR 2) Should I go all in and paint the brick? The interior fireplace I did a nice taupe-y color and my realtor thought maybe the exterior to match? (Interior red brick/wood panel is before, taupe/white is after). Help! Color schemes, anything! Thank you!



The brick color below is what my realtor suggested to paint exterior, with black/white trim.

    Never paint brick! It looks nice when done but It ruins a maintenance free exterior. Never for resale on a period home. as someone who loves brick I would hate it if a house I was interested in had painted brick. Once it's painted it will need to be repainted. Leave that choice to the buyer. It also costs a lot to paint an exterior why spend the extra money. Just to hope youll get more money for the home. Someone who is really interested in your home will appreciate its originality.

    NO BLACK PLEASE! The roof trim is huge! It will look like a steel bridge has fallen on top of your lovely home! I'd buy it just as it is :) Love the midcentury look! Wish we had (more) homes like these in the Netherlands.

    I dislike brick. However your home is beautiful! Do not paint it. I think the front and back being so different is unique and cool. Just pressure wash the crap out of everything, clean the place sparkling inside and out and list for a fair price. Someone will LOVE your house!

    Leave it alone, and adjust the price by a number equal to the paint job. It's probably more an issue of landscaping and nobody can SEE it.

    Leave it alone you will never please everyone and DO NOT paint the brick.

    I wouldn't do anything to it. MCM homes sell fast, and people that buy them pay for the original character. List it and see how it does before ruining the beautiful brick.

    I would definitely not paint the brick. I would try some colors other than white on the wood portions of the house - maybe something like BM pale oak. Something just to tone down the brightness of the White with a touch of the brick color in it.

    I agree with Jan, Patricia and Sina....I am not a professional but I have bought and lived in and sold 6 houses.....as a buyer, I have always preferred to buy "as is" and do what I want.

    I love mid century homes, but if I looked at one where the brick was painted, I most likely wouldnt even do the inside tour. You have very nice looking brick, and makes no sense, to turn it into a maintenance issue. That alone will turn off a whole lot of buyers.

    I think the exterior could be painted skillfully to update the appearance.

    Dont paint the brick, it would devalue it where I live. They’re sought after & sell quickly.

    Paint the trim the same color white as it is now, if it is peeling. Don't paint the brick.


    The trees and hedge need pruning. Do you have a photo showing the front from across the street?

    Painting brick can cause a lot of unnecessary problems- however a limewash lets the brick breath and can be removed if desired. It has been done for hundreds of years to protect brick.

    Your realtor is giving bad advice, leave the brick alone, you will disappoint the diehard MCM buyers. Your eye goes to light colours first, so leave all the trim especially at the roofline light, no black. If it was my home, I would consider painting the walls a warm taupe/grey, it has to work with the roof color, the brick and the mortar. Choose your colors carefully, you should hire a color expert to be on site. Or don’t paint at all, leave it to the buyer.
    Maybe the wood at the entry can be restored. Please don’t change anything that is authentic.
