Need Suggestions: Countertop, backsplash, dining chairs & sofa colour

Hello everyone!

Just recently purchased a vacation property that needs a bit of updating.

The property came furnished but the sofa, couch and dining chairs are all heavily worn and not precisely what I'm looking for. We'll be replacing this items but cannot decide on a colour.

In addition to the sofa and dining chairs, I also want to replace the existing laminate countertops with quartz or granite and the backspalsh to match the new countertops but are having a hard time deciding a colour.

As you can see from the attached photos, the slate floor is busy. I'm hoping to tone it done a bit by getting a less busy countertop and large simple area rug for the seating area.

In addition to using this property for family getaways, I'll also be using it as a short-term rental so the design will need to appeal to a mass audience and with durable material.

Really hoping for some advice!

If there is a gray/ green in the tile that is what I would use for the walls it will work with the cabinets and of course the floor. A simple quartz for the counters as for for furniture the new interior fabrics from sunbrella work well in rental spaces and I would do a simple DR set that expands to sit 6 and some more pics would be helpful

Having managed vacation properties from Vegas to the Jersey Shore for 15 years, I suggest you try to make the property pay for its own upgrades via rentals. If your area has an off season, you can plan for work to be done during that down time. To lessen the impact of the flooring, stain the grout lines to pop less, or take on a bigger project and have the tile re-grouted a darker color. Pick your favorite light shade from the tiles for wall paint, sticking with the warmer shades so they work with the orange tones of the cabinetry and table. Your samples on the wall look too cool for the flooring and cabinetry. Look for seating with some of the newer durable fabrics like Crypton. Without more photos of the space, it is hard to say what type of seating you need. I assume there is TV somewhere in the room. Can you post more pix?

Hi Decoenthusiaste, thanks for your suggestions! Because we're still in our off season for rentals we want to get these changes completed before spring. For the walls we decided on a Revere Pewter from Benjamin Moore. As you suggested, this paint pulls from the lighter tones of the floor. A TV will be installed on the fireplace, just above a reclaimed wood mantle we'll be installing. Here is another picture showing the other side of the room.

Pick the materials with limited options--like the countertop--before you commit to the paint color. There are infinite options in paint colors, so it will be easier to find a paint color that is perfect for your counter and sofa than to find a countertop and sofa that is perfect with Revere Pewter.

I am fond of Silestone's Zen series when a calm countertop is wanted. There are 5 colors in the series, and (based on what I can assess of the colors from pics on my monitor) the only one I definitely think wouldn't work with your floor and cabinets is Kensho. Haiku may be too yellowish. Your room has so much natural light that a black or other dark color could work well.

Look at the decor shown in online photos of competing rental properties in your price range. Which ones have appealing photos and are heavily booked? You don't need to appeal to the masses, you need to appeal to the renters in your price range.

You have a LOT of space. Have you considered situating the dining area out in front of the passage between the island and cabinets and by the windows? A sofa with its back to the dining area and 2-4 chairs could make a "U" at the fireplace sitting area. Put the TV on the other wall to turn the table end of the room into the TV spot. You may have room there for two sofas in an "L" and another pair of chairs forming another "U" around the entertainment. If any of the sofas can be sleepers, that will increase your viability as a rental. How many can you sleep right now? Can you map out a floor plan with measurements so we can "play" with some ideas?
