Cost to build small Modern farmhouse style

Interested in building smaller (1500-1700 sq ft) modern farmhouse style house on a budget. Open concept; at least 3 bedroom and 2 bath. Looking for feedback from others who have built something similar and what your budget was.

    This depends on so many things starting with where it was built. IMO no way can anyone give you an answer. Call an archiect or a builder and get some pricing.

    Yes, location is EVERYTHING. Where I live, that would cost at least a million $ not including the land. I'm guessing that is way more than where you or most people live.

    You're wrong, bennyben75. You could not build that in my neighborhood for a penny less than $703,241.65.

    Well, you couldn't build a free-standing farmhouse in my neighborhood at all, but 1500 to 1700 sq ft row homes are $700,000 new, minimum.

    If this is new construction, is it on an undeveloped lot? There can be high fees associated with adding utility connections. (one contractor said a recent job was quoted $5K for *connecting* the gas service. The homeowner had to pay to trench the ground and for all the work to lay the line from the house to the service main etc etc. On top of that, the utility charged $5K just to make a simple connection). In our area, the permit fees are really high for building on an undeveloped lot (I think they are accounting to the increased load on the overall infrastructure). For these reasons, my architect said it's usually cheaper to buy a tear-down, demo it, and start again. You might want to start with an architect to get some ballpark numbers in your 'hood. FWIW, I've known some people who bought pre-made plans and had a home built from that. You might still need an architect to tweak your plans and handle the permit process, but looking at plans will let you sort out what you like.

    What are the cost/sq. ft for similar homes selling in your neighborhood and increase by 50% for new build.

    Find a farmhouse plan (cheap on ebay) and shop it to general contractors in your area. They will give you an idea of what it would cost.

    some ways you can save money

    build a two story plan

    keep the depth at 32ft or less

    use affordable materials like vinyl siding

    use a square or rectangular shape

    simple gable roof

    minimize window area

    Start life at tough estimating 350K and go up from there. Plus land. Buy something existing if you are on a tight budget. It is a mostly known quantity that won’t take a year out of your life and go over budget.

    Hmmm ... the 25’ wide lot would cost $1 mil + in my area. The cost of building the house would be a secondary concern, IF one could find a lot for sale.

    Located in rural Iowa. Not including land was hoping to come in under 200k but we are in the very beginning stages of the process -just getting our feet wet to see if this is even doable. We are meeting with a local builder next week to discuss further.

    Unfortunately there are no existing homes for sale in the area we are wanting.

    Then keep renting and saving. Move to a cheaper rental if it means you would be able to save more.

    Good luck with your meeting with the builder. It’s good that you have a plan—a starting point. FWIW, I’ve heard that, due to all the natural disasters (and tariffs, boo), the cost of building supplies has gone up. But hopefully all the random local building fees won’t be so high. If we haven’t scared you away, I’d love to hear how your meeting goes. Good luck.

    Rough estimate from builder was about 250-275k not including land.

    You do understand that the lowball first price includes the same type of things you’d find in a bad trailer, right? Vinyl, carpet, single color cheap paint, no crown, a 5K cabinet allowance, a 4K lighting allowance, s 3K plumbing allowance, etc. Start pricing real world materials. The things you actually want will all be upgrades with a change order. 100K at least. Maybe more if you want hardwood floors, fancy freestanding tubs, a real kitchen with non import cabinets, etc.

    Change orders are where builders make money. That’s why the lowball initial quotes.

    I believe that rough estimate is high for the sq footage. once you have your plan actually shop it to builders and have them give you a breakdown of their pricing.

    I shopped mine and I got about $105/sq ft and that was with over $40k in GC fee.
