Help with bathrooms. Divide to two bathrooms or do one large bathroom?

We are trying to decide whether to keep the bathroom as Jack and Jill or separate into two small bathrooms (builder agree to do it for free, with 36’ vanities) or one large bathroom.

Attaching three different scenarios here. Please pick one that would be best. Fyi, house has 5 bedrooms and 4 bathrooms (jack and jill) as well as one full bath in the basement.

I am not a fan of jack and jill bathrooms, so I would prefer to see 2 separate small bathrooms.

Bonus room doesn't need a shower/tub.

Just put a powder bath off this room for "game time" guests.

And increase the size of the bedroom bath.

Why are there 22 jigs and jogs just on the second floor? How many are on the first floor?

I would do neither. I would make one bathroom from the hallway as below. This then gives the bathroom a window which is nice to have. Closets don't need to be on outside walls.

And frankly, if it were me, I'd have one sink with the rest storage or make the closet even larger.

Agree with cpartist. One big hall bath will be the best use of space.

If you go with Cpartist bath, why not flip the closet and door on bedroom 3 to be closer to bathroom.

I agree with Cpartist"s layout and like moving the closet over as suggested by D M so that bedroom 3 has easier access to the bathroom.

Do you have room to have the toilet face the tub and add a linen cabinet next to the toilet? How wide is the tub toilet area?

My thought was there could be a linen closet next to one of the sinks. Or make one side all storage and go with one sink.

It doesn’t even need a door to the tub and toilet. Or two sinks. It all depends on how you are using the bonus room. At most, you could have a door to the tub room, with the toilet in with the sink, so if there are friends over It can be closed off.

I think it's better to make two bathrooms :) I think it is much more practically. We do that with https://thehomeexpert.uk/ and it worked brilliantly :) We are very happy with the final result :)
