Unfinished or prefinished hardwood floor?

We are in process of closing in on a home and would like to change flooring prior to move-in. We would like hardwoods everywhere except bathrooms. It’s also important to minimize off-gassing due to chemicals (child sensitivity). Looking at more natural options and decided to go with unfinished white oak and choose more natural finish. However, several friends in this business made talking us out of unfinished. Their reasoning is:

- difficult to repair if something happens (with kids)

-smelly, need to be out of home for at least 4 days if repairing in future

Everyone seems to recommend finished engineered or hardwood. I am concerned it may be problematic in kitchen as it won’t be as smooth (crumbs, dust..).
