We’ve been working with a designer and have spoken with a couple of contractors in an attempt to open up our floor plan. (We have a 19-year old son with significant disabilities, increasing independence, and naughtier by the day. We have to be able to SEE him, especially in his favorite mischief location - the kitchen!)

Anyway, do you Houzzers think this looks workable? We are concerned about lack of storage and also wonder if the area to the right of the sink looks too cramped? The plans have a 42” built-in fridge but we are kind of wanting a 48”. Would it look ridiculous? Current idea is to have a built-in eating area to the right of the fridge - bench seating under the window. Any and all comments are sincerely appreciated! Thank you!

I don't think the area to the right of the sink looks cramped at all, but I'm coming from a tiny kitchen myself, so it's more up to you. Looks like those few extra inches for a larger refrigerator wouldn't hurt you.

Are we talking wheelchair access here? If so, keep in mind the space you'll need for turning it around. I have a family member for whom we've had to modify a house for power wheelchair usage, and we have dings all over the place from where both she and the people who care for her keep running into things in what would otherwise be considered normal-sized walkways. The NKBA has a whole list of guidelines for tolerances for wheelchair-accessible ADA-compliant kitchens.

Thanks for the feedback. Fortunately we don’t have to worry about wheelchair accessibility in the kitchen. (We are, however, remodeling a bathroom for just that possibility.).

The kitchen drawing seems to make things look more doable than we measure and mark along the wall ourselves. This is so overwhelming!

Love the board! I was just wondering if you considered using color in your backsplash tile. Maybe picking up a neutral color from your granite. Take a look at this photo for example: While I do see many photos of fine examples of white cabinets and backsplash, I just wonder if that would get boring over time. When we moved into our house, the master bath had white tile, white tub and sinks, white cabinets, etc. I could never figure out how to tone down all that white, so we just remodeled it a couple of years ago and I am so much happier with it now. While I'm a big fan of white cabinets in the kitchen (just looks so clean and crisp) and am happy to see they are making a comeback, I do like a little contrast in a backsplash, for interest. The bottom line is that it's a personal preference, I was just wondering if you considered it. On another note, the Fine Pastry carpet appears very light. You may want to think about going a little darker, for maintenance purposes as well as to warm things up a bit. Such a fun project!

The lighting does not work with the color, it casts an unflattering greyish tint all around and does not make this an inviting space. In general lighting on either side of the mirror is most flattering to the face. If you can't afford to rewire the lighting, then consider adding a small lamp in the corner of the vanity or at least change the lightbulbs overhead to the warmest light you can find. Also, if it were up to me I'd add some yellow gold to the trim, there is too much chrome and this also lends a cold feel to the space (perhaps a gold framed mirror? gold framed art? shiny handles on the cabinet?). Lastly, a pretty soap dispenser! Good luck.

Thank you ! The beams were reclaimed, so they came with a patina. Nothing had to be done except install them with care (we made sure an engineer was on board for that part of the project). It's never worth the risk when it comes to building safety.

Concrete Basement Flooring or Tiles??

If you live in a typical Brooklyn connected townhouse do not go crazy finishing your basement. ALL basements have moisture issues. Then add the connected shared walls and if your neighbor has moisture issues you have moisture issues. Problem is the moisture wicks its way up into the thinset and the tile. If you like the bare look maybe a concrete coating sealer that can easily be touched up as you will have moisture issues. Then add that all the mechanicals are tucked up into those ceilings and its not if you will have water damages but when. If you are finishing a basement make sure you have a dedicated dehumidifier that self drains. Make sure it is on all the time. Also leave at least one lamp on as the lamp prevents humidity, yes it works. Buy a dehumidifier and put it in the basement they are saying is dry and within a day after a rain or snow if will be full within a couple of hours. When you dump that gallon bucket out you will understand. Those old houses weren't built with todays tech and were never meant to have finished lower level living spaces.

I’m sorry but these drawings don’t make sense. The plan is too blurry to see. What is that big room with the square thing in it? In your plan, the kitchen looks like a galley. In your 3-d image, it looks like you have a cooktop on an island, which is one of the least safe configurations possible.

I worked with a family recently with similar situation, and encouraged them to do an induction range for safety. (It is vented and on a wall.) They’re pleased with the choice. Good luck and post a clearer plan so people can help. Labels would be a good idea.
