Building apartment garage before house

I purchased 15 acres a couple years ago and I have been in the planning process for the house the last several months. The house will be a rectangular shaped two story with a mudroom that attaches to the garage. Trying to make the most efficient design while keeping some of the luxuries we want in a home.


Anyhow, we have thrown the idea around of making the garage larger than the current design and making it a garage with an apartment above it. Something similar to a 1.5 story with a shed dormer for extra windows. We would be fine with a 2 bed (smaller rooms), 1 bath with some open space (under 1k Sq Ft). We like the idea of spending less on the mortgage and saving up over the next 5-10 years. The goal would be to save up to put more into the quality of finishes in the home when we are finally able to build it.


The question being, how hard would it be when the time comes to add the rest of the house to the garage. The township where the house will be built does not allow for two living spaces on the same property. Could the house be easily connected to the existing water/septic systems that the garage will already be connected to?


Is this a crazy idea or would there be some benefits to it. Thanks
