Furniture in front of fireplace...?

Our house is currently under renovation and we are coming to the finishing stages. I am having trouble with the living room. We will be purchasing new furniture in the near future. As you can see, the fireplace is off center with the living room, and is closer to the dining room. I was planning to purchase a 9x12 rug for the area where the sofa and love seat are currently situated, then placing a new sofa on the right side (where the current sofa is), with 2 accent chairs opposite on the left (where the love seat is), with a small table between the chairs. I thought about putting 2 ottomans on the other side of the coffee table (they would be straight ahead when you are walking into the room as pictured in the first photo). I am at a loss with the area in front of the fireplace - the room is large enough that you could almost have a second seating area, but it feels awkward because it's so close to the dining table. Should I get a second rug to put in front of the fireplace with 2 chairs? Put a chaise lounger in the left corner of the fireplace? It is wood burning, so we will need a small area for wood storage as well, and there will NOT be a TV mounted above. The fireplace is getting a little update similar to the last photo. We recently painted (yes I love white) and are planning to liven things up with rugs, furniture, artwork etc. Yes, I'm aware the curtains need hemming.


The room is 13' x 13' (area where two sofas and coffee table are)

Then the area in front of the fireplace is 9.5' x 13'

To the left of the fireplace the width from wall to edge of fireplace is 4 feet

    @BeverlyFLADeziner you don't think the chair on the right hand side would be too close to the dining table? I am clearly not a designer - what program do you use to come up with that room setup?

    Will there be a TV in this space? If so, I like Beverly’s arrangement but instead on 2 seats by fireplace, I’d put a chair and ottoman and reading lamp and drink table in the window corner by FP. Nice reading nook and will balance the off center. You could put a small table on dining room side of fireplace or even a stool that can pulled out for seating by LR area

    Now that I see it, yes there will be a problem with the dining room and the lounge chair.

    Your dining room table extends out beyond the limits of the room. Why is it so very oversized.

    @BeverlyFLADeziner the table is a 79" x 39" 4 person table and it actually doesn't extend past the dining room area, I can totally see how it looks that way in the other photo. The dining room is 11'11" x 9'6" wide. The table is closer to the living room side as the light fixture is mounted off centre to accommodate room for a sideboard/allow space to walk around the end of the table on the other side - hope that makes sense. We have tried moving the table over the the right (closer to the other wall), and it still doesn't seem to alleviate the awkwardness of how close the fireplace is to the dining room window/dining room window. Please don't judge the dirty curtains... the dog puts his nose all over them. I hope this photo helps and maybe you have other ideas?

    Tb, could we see what the other side of the living room looks like?

    With Bevs configuration you could push all the furniture toward the fireplace, which after all, will be the star! You could use a loveseat instead of chairs if you want more seating, and it looks like you will still have adequate walkway space to the DR.

    On the large wall possibly a gallery wall, console, or a large narrow display case. This would give you a defined seating area with the focus on the fireplace, which by the way is going to look fab, without breaking it up minor players.

    If the other side of the living room is the entry, a console could be placed behind the loveseat/2 chairs.

    Lovely home! Can we see the dining room too? (Excuse me for being such a design voyeur!)

    @gigi4321 Here is the other side, and the entrance. What I have here is all just for the interim, I basically tidied up the space after the contractors left the other day and took some quick pictures - please don't judge my "styling" haha.

    Tb, thanks for the additional photos. So, basically you already have a defined entry area. I still think you need to orient the main seating area around the fireplace, which will also center better with the window. I'm not a fan of filling space just because it's there.

    But, you will have to fill the space behind the love seat/chairs if you push them forward.

    Maybe a little game table and two small chairs or ? Others will have more ideas. Can you take a photo of the room from the entry table?

    Great choice on the entry flooring.

    please don't judge my "styling" Any room with a dog/cat in it is styled to perfection in my book! Also, good job matching him to your colors (black, white and brown) or matching your colors to him, either way, he fits right in!

    I have the same problem with an off center fireplace. It is more noticeable when two sofas face each other. I have put them in an “L” shape facing the fireplace and this makes the problem much less noticeable.

    @gigi4321 the first photo at the very top is taken standing in front of the entry table. If you look closely, there are 2 different dogs in the photos - one on the sofa and one by the dining table!
