Help me design my Great Room [Dining and Living Room Combo]

New construction. Empty Nester-ish [1 senior HS 2 college close by]. Lots of family nearby. Entertain often.

Room Dimensions 17.5 from edge of fireplace to end of wall [where dining room area begins] and 18'

Dining Room is 12'x18'

Either side of fireplace is 6' and 18" deep.

Here's floorplan.

Here's picture.

Walls are Crushed Ice. Windows Bronze. Trim Alabaster.

Thinking 11x14 Rug 2 couches and 2 chairs 2 end tables and coffee table. TV on left of fireplace so I'll buy a tv console for there. Possibly a bench behind the couch on right so that I can add to the table for extra seating.

I want comfortable but not too comfortable so elderly folks can't get up. I am moving the leather couches we currently have to the basement so I am leaning towards an easy to clean linen style.

I like the look of Crate and Barrel Gather [3 seat] but it's 43" deep. Not sure if too deep.

Same with Monarch Claudia.

Arhaus Branson is only 36" depth.

Coffee Table not sure if rectangle or square?

Thinking 2 velvet-y chairs on window side facing opposite wall where a couch would sit and another couch facing fireplace. end table between 2 chairs and between 2 sofas.

I'd like to go neutral with the furnishings and then accessorize with color [dining chairs can be colorful and maybe accent chairs in great room].

Thoughts? Changes?

Wood Dining table that seats 6 and can stretch to seat 12.

Thinking fabric chairs but hopefully easy to clean. Can mix styles.

I want an extension table with the extensions built in and so that when extended still comfortable at the ends.

I tend to be more eclectic in taste. Don't want everything to be from the same furniture set if that makes sense.

I have an elephant I want to use for one of the side tables probably and have some art already but beyond that need to buy. yikes.

Here is an inspiration layout. [obviously bigger and more light but idea].

Normally folks post ideas and it's fun that's what I'm hoping for. Thanks.

Great space. Liking the large windows. What exposure is that -- north, east, south, west -- does sun light come directly into and fill the room ... do you want to let in as much light as possible or be able to block a lot of direct sunlight that might fade furnishings? Do you like the view or want to minimize it? Understand what you need to create the vibe you want in the space and you'll be less likely to be disappointed with your choices.

Room will visually shrink as furniture is added and what looks like plenty of room now could seem like not enough if you fill it with large pieces of furniture and/or items that create a visual "clutter" -- multiple complicated patterns such as for rug and upholstered furnishings.

Will a tv go in this room and/or are you limited as to where you can place it because of a cable/sat.dish connection? How large will the tv be?

To the extent you can reasonably make any piece do "double duty" --

    side table actually a cabinet with storage below;

    storage ottoman either with flip lid or that with tray could double as a coffee;

table tv table/cabinet that can store media related items; or

sofa "table" that is a cabinet with glass front doors that could double as a curio cabinet and/or china cabinet --

do give those pieces some serious consideration. Clutter is the enemy of a small space -- and makes for more dusting time, too.

If/when you choose either a mostly square or a mostly rectangle coffee table, make sure the corners are rounded so you don't end up with a knee knocker.

Dining area has a metal light with almost an industrial vibe. Wondering if it will produce enough light, especially if you wanted to use your table for arts/crafts as well as dining. Might want to check that after dark before deciding if you want to add to the look or choose an entirely different dining light.

Before actually purchasing furnishings, on graph paper draw, to scale, the room and windows and doors in it (and any other feature that must stay as is -- fireplace; tv connections). Then measure each piece you're considering purchasing, draw it to scale, cut it out and see if it actually fits where you want to put it.

With recessed living room lights, you'll likely not want to use only those so be looking for lamps (preferably tall thin in ones with with medium to large white shades).

Before you buy any seating, sit in a chair that is actually comfortable, that enables your legs to reach the floor and still have your back against the back of the chair for support while still being one from which you can get up easily (chairs with arms). Measure the height of the front of that chair and measure the distance from the front of the chair cushion to the back. Each person that will be living in this home should do that because doing that will help you choose/eliminate seating options more quickly. If anyone in the household is having some difficulty getting up, make sure the cushions are firm enough to not deflate so much that it changes the fit for your legs.

Have you decided how you want to "divide" the space between dining and sitting -- i.e. back of sofa with sofa table or cabinet, perhaps with one end of the sofa against an end table/cabinet against a wall to enable access to an outlet for lamps?

have you looked for expandable dining tables -- either with drop leaf sides or center leaves to be added to extend the length of the table. Would it work for you to have a table that is smaller most of the time but that you can enlarge when entertaining?

Consider choosing chairs that could do double duty -- be used as comfortable dining chairs that fit the space but could also be turned toward and/or moved into the living area for extra guest seating, too. Don't overcrowd the space -- the right folding chairs can work for guest seating for an evening as can table/trays.

Work off your inspiration pic. It’s glorious. You can absolutely do similar

I do love the inspiration picture but it was more for the arrangement of furniture...

    and it's a wee pricey...

the table in the picture is Restoration Hardware. If it's real wood not bad for $3500 + $100 member fee.

The Chairs in picture are Pottery Barn Gulfport [$1200 each].

I want 3 seat couches and not white.

This room is quite a bit bigger than mine so not sure if I can even do that much furniture...

    hmmm...

Just do what you posted for your inspiration. Make sure you make a floor plan BEFORE you buy bigger pieces.

You can still work off it! Not same stuff but similar. Just need to be creative.

Beautiful room! And the inspiration room is very similar in style. Suezbell has great advice.

Thanks. Took your thoughts to steal the inspiration and went to town. Went to a local shop and bought 2 couches 2 chairs [very similar to the PB ones in inspiration but 1/2 the price] the dining table I was thinking about getting. Doesn't go as long as I wanted but it was a great deal. Still need to find black chairs and linen similar to inspiration [but less $]. I also bought a big black coffee table. I will buy the throw cushions similarly neutral as in inspiration. And we bought a tv console for the one side of fireplace. Not sure if I'll do art or mirror on other side...

Great! Can’t wait to see it all together

it will be a wee bit. 2 weeks or so... but I will update.

If anyone comes up with a similar looking chair to the linen dining end chairs that aren't $1200, post them. Thanks.
