Freestanding tubs are a pain to clean around. If I saw one in a kids/guest bath of a house for sale, I would consider that a huge disadvantage. The house would be worth a lot less to me.

It's not a big deal for a contractor to replace the tub since you are retiling everything around it anyway. Use someone licensed and insured who knows what they are doing so you don't have water issues down the road. To save costs, consider using a simple shower curtain instead of the glass doors. It is much easier to bathe kids that way, and older kids don't like scraping down the glass doors every time.

None of the above. For a budget bathroom, use a new alcove tub and new tile. You may have to bring electrical, venting, and plumbing up to current code, so be prepared for additional costs. No glass doors - use a shower curtain- because "the market in that area puts a definite cap at what we can expect to get out of resale." Kids' bathrooms are not the main selling points of houses. It may be helpful to you to talk to an appraiser about what actually adds to the appraised value and what is simply normal repair-and-replace maintenance.

We have seen that people are moving away from tubs - you are much better off putting in a shower.

For young children a tub is crucial.

Thank you everyone for your input! Unfortunately, I don’t have a picture of the floor plan to add to this thread. The shower and toilet are separate from the sink in a very small room, so I want to use light colors to make it feel bigger. That was also the intention of using a glass door rather than a shower curtain. I’ll definitely look into meeting with an appraiser, thank you so much everyone!
