Advice Needed: Kitchen Layout + Appliance Size (and brand)

Hello all!


This is my first time posting so thanks in advance for your support/ recommendations. My fiance and I are underway on a whole home remodel and require some input on my kitchen layout and appliance size/ grade selection. I have included 2 photos: one of the current layout, and one of the renderings.


Dimensions:

  • Kitchen is 15'x16'
  • Island is 9'x5'
  • Ceiling 9' above range sloping up at 4/12

Currently included in the design:

  • 36" sink
  • 36" cooktop
  • 30" wall oven and microwave
  • 42" fridge
  • Awful decor/ lighting selections, please ignore these!

Considerations/ Usage:

  • 2 of us living in the house
  • Entertain ~1/ month
  • Neither of us do a ton of cooking/ baking
  • Home is in an up and coming neighborhood. Many homes being torn down and re-built. We won't compete w/ them on sq/ft, but want to be somewhat comparable on finish quality.
  • We plan on staying for 10+ years

Questions:

  1. 42" built in vs 36" slide in fridge. Price is somewhat of a consideration.
  2. 36" vs 48" Cooktop/ Range - does this impact home value and do we have enough room?
  3. Range vs cooktop + wall oven
  4. Induction vs gas - I'm leaning towards gas because that's what I grew up with
  5. Kitchen-aid vs Jenn-air - or other?
  6. Any layout red flags would be greatly appreciated!

    A to scale floor plan showing all windows and doorways and all measurements clearly marked is what we need IMO no one needs a 48” range or cooktop and the venting alone will cost more than the appliance not to mention the horrid noise . It is always best to aslo name the spaces next to the kitchen for reference For instance wht space is next to the island on the bottom of the drawing. Appiances do not and should not all be from one maker , there is no one maker that makes everything well. Use plain old stainless no fancy finish or color then all your appliances will match. Too mant different finishes in a kitchen just look busy so keep those to a min. A counter depth fidge is a must for 2 people you could do a smaller one for sure . I do not favor builtin ones for the basic fact that they cost a lot and IMO not worth the money.

    The only reason I was considering Jenn-Air is their current promotion, which makes the full package relatively affordable for a luxury finish. Though reliability on expensive appliances is always a concern.


    Below the drawing is where the dining table will be. I've included two images of the full floor plan of the main floor. One is clear w/ electrical, the other is a bit of a mess as is shows the new floor plan overlaying the old floor plan (to show what walls we can keep and which are new). Basically, ignore the pink lines since they're the old layout! I also included an image of the kitchen from the perspective of standing in the family room to show the small bar area as well as a farther away view of the currently depicted 42" built in for reference.


    Cooking:

    I definitely think I'll stick with a 36" cooktop. 48 seems excessive and you make a very good point about venting. Also - I'm completely open to changing things up and moving away from a cooktop and wall oven to a range + microwave drawer. That would free up another 30" of counter space on the far left wall, though limit my pot and pan storage a bit. Thoughts?


    Refrigeration:

    My biggest question mark is still the fridge and how a counter depth 36 would look on such a large/ tall wall.

    Thanks @TOM WOOD. Very interesting, particularly the single door fridge and freezer. It shows "Coming Soon" on them. Are they a brand new release? Also, I'm in Canada, and cannot seem to find them anywhere on a CAD site. Looks like they have a different model on the Canadian frigidair site, but it doesn't have the stainless in the back, which I love.

    Welcome to the Kitchens Forum Alan!

    First off...windows! Is there a reason you're eliminating all your windows and not replacing them with others? Natural light is always a plus and adds value to a Kitchen.

    Second, the layout. Is the first picture -- the bird's-eye-view -- a picture of the new, proposed layout?

    Could you please post actual measurements of the space that encompasses the Kitchen through the new stairs? It should have labels for the widths of each wall/window/door/doorway and the distances between each wall/window/door/doorway. If something cannot be moved or changed, label it precisely on your layout and tell us why it cannot be moved/changed -- we may have some ideas for you.

    Do you and your partner plan to have children in the future? (I'm asking b/c it can make a difference in what's recommended.)

    If you are concerned about high-end appliances, you might want to look at Subzero, Wolf, Miele, Thermador, Liebherr, etc. I would stay away from the mainstream manufacturers (e.g., regular GE, Whirlpool, Kitchen Aid, Frigidaire, LG, Electrolux, Kenmore, etc.) I'm not saying they don't make good appliances, but they're not usually perceived as "high end".

    The twins have been back ordered since February. And aren’t due until March. That’s 13 months. If they manage to meet that date. They’ve blown past all of the previous due dates.

    The reason I mentioned the Twins was Alan said price was a consideration. And currently availability is terrible on all brands.

    Hi @Buehl. Thanks for the warm welcome!


    I don't have the drawing with the dimensions on the first image I posted. Only on the second image in my second post. Less than ideal, but it does show dimensions and the new floorplan. If you zoom way in, you can see the dimensions of the new windows as well.


    For your reference, the top of the drawings is north.


    Windows:

    Regarding windows, I tried to fit as many as I could in, with the exception of the north wall of the kitchen. The view itself is less than desirable (side of an old home) so I figured it was better to have more floating shelves than a couple small windows one either side of the range. To get light into the kitchen, we have a 72"x84" window on the west side by the stairs, as well as vaulted the ceiling to bring south light in from a 144" x 24" south facing transom window. You can see it in the second image I posted on my first post. I'm sure some light will come in from the sunken living room as well since it has windows on all 3 sides.


    Layout considerations:

    Children... well, that's a tough one! Possibly 1 in the future. We do have 2 bedrooms in the developed basement as well though that won't be helpful until they're much older. My fiance has a business and works from home, so a small office near the front door was required. We also really wanted 2 full baths on the main floor. It was a bit of a struggle coming up with a good layout that included that in a relatively small footprint (~1550sq/ft). We were also very limited with where to place the stairs into the basement since it was already developed.


    Appliances:

    We looked at Miele but couldn't justify the price difference. Bosch was coming in around 10k, Kitchen-aid 14k, Jenn-Air about 20k, and Miele at 30k+. We're already 50k+ over our original budget, so price is definitely a key consideration.


    Here's an image of our existing floor plan for your easy reference. We can only put the stairs into the basement below the kitchen since that's the only unfinished part.

    @Buehl, @Patricia Colwell Consulting, Bringing this back to the top for your input. I tried to provide more info in my prior posts. Also, I was able to get a better drawing that shows the new floorplan with all the dimensions. See below! Everything could still be moved at this point. We're putting a new roof on the home so there will be no load bearing walls we need to work around. Open to any and all guidance on layout, especially the kitchen arrangement.


    We ended up putting a deposit on all Jenn-Air appliances. The price was right and we love the look. 30" wall oven, 30" wall microwave, 36" rangetop and 42" paneled side by side fridge.
