Kitchen layout help - Please!! And furniture arranging too!

We are under contract on a house with the original 1960s kitchen. We would like to open up between the family room/den and kitchen, which would require moving the stairs. The basement/garage is currently unfinished (phase 2!) so electrical, plumbing, duct work are all very accessible. And moving the stairs isn't as big a deal as it typically would be (but yes, still a big, and probably expensive, deal).


We are meeting with design/build in a few days but I have been brainstorming (and obsessing over Houzz) a new kitchen layout. Please help! What have I missed? What doesn't make sense? These are very rough drafts, so nothing specific like uppers was included (but I would like them for glasses and am not a fan of open shelves). I am open to a range (probably 36") and maybe a speed oven or a cooktop and double ovens. We do want to keep a kitchen table but it doesn't have to stay in it's current location. And I am open to other suggestions too! This is a whole new, slightly overwhelming, world for me.


Also if we move the stairs where we are thinking, will it make the family room too small for a sectional or big comfy couches? We would like to leave the stairs open so no wall for furniture there. (And that wall is load bearing, so we can't push it out any.) The wall opposite the kitchen seems like the obvious TV wall, but where does everything else go? Or is there a better TV option?

    The original blueprints (but they don't include the bay window).

    Option one - center the range and hood between the windows. But I was having a hard time figuring out where everything else would go (dishes? no landing space next to fridge?) and ended up with a very wide walk.

    Option two - center the fridge between the windows. I think if we went with this option, we would have to have a show stopper, like a Big Chill Classic (love!). I know the pantry overlaps the stairs but it would be a raised platform to allow for headroom underneath, slightly less storage space, but still a great pantry).


    The window next to the bay will have to be replaced; it is too long to have countertops run beneath it. (It's 4 inches longer than the one on the dining room side- why?!?!) Remove it to make space for a better layout?

    Build banquet seating underneath? That would eliminate some storage- was thinking 36" drawers centered under the windows, with skinny cabinets to fill the space next to the range or fridge for cookie sheets.


    So many options!

    Your cart is ahead of your buggy. Get the design build architect in there, draw up the options and a budget. To get what you really want, would mean more than just the move of the stair. None of the kitchen plans you posted are good..

    Show the adjacent to kitchen spaces in your home, via a scaled drawing and jpegs.

    Using your basic plan, you could have separate clean-up and prep areas, but I think you need to omit the table. You have a dining room for sit-down meals, so I'd opt for comfortable island seating and, depending on the height of the bay window, 1) add a small table where someone could have a cup of coffee or check a recipe, 2) add a window seat with storage and a shallow pantry beside the door [red lines], or 3) either of the above, but convert to a French door.

    Primary prep (yellow lines) is on the island, with secondary prep between the clean-up sink and range. In this plan helpers can load or unload the DW without crossing the prep paths, or help with prep tasks. Trash on the corner of the island can be shared with all work zones. Pantry is a pull-out, but you have the option to use a standard-depth fridge and a deeper pantry for extra storage. You might be able to use an upper cabinet pull-out to take advantage of the space over the slope of the stairs. The fridge is convenient to both the DR and to anyone coming from the living areas.

    Two things you won’t regret....big pantry...sink under a window...also an island usually offers more useable counter space and better traffic flow ...than a peninsula
