Great house. Would also want to keep the open look ... until I got the heating/ac bill. You might consider sliding glass patio doors or French doors if you are considering creating heating/ac "zones" for controlling heat exchange in extreme temperatures. Heat rises so closing off the rooms where the steps land might be worth considering. Would want definitely want glass fireplace doors for reasons of heat exchange and safety. Also since clearly there has been some kind of fire burning issue in the past, perhaps even a fireplace insert and triple wall metal pipe up the chimney. Would want that chimney inspected by a pro before use. If you're planning to heat with the fireplace ... even when its just if the power is off -- you might consider glass doors as a way to hold the heat in that one room. The brick of the fireplace appears to be discolored -- perhaps from soot, perhaps because of what was being burned. Cannot tell if it wasn't cleaned or if the soot was cleaned and the rest of the fireplace not cleaned, thus creating the difference. Would consider wearing some throw away clothes and use a microfiber duster on a couple of brick -- on a "discolored" brick and on another brick beside it not "discolored " brick to see if bleach makes them all the same color. A microfiber cloth can withstand solid bleach without falling apart as cotton cloth or a sponge would.

Sounds like you you're going to have a cool bathroom. I like the tile selections, tho I'd tweak your tile design a bit on the wall with the shower head. I'd do the pennyrounds as a 1' stripe up center of that wall with the gray linen tile on remainder of shower walls. Run the grey linen tile "stacked" in straight rows, not offset like bricks. I'd repeat the 1' wide stripe of pennyrounds on the floor as a stripe from center of door, running across floor to shower. I wonder why you don't want wall sconces flanking the vanity mirror? They would work quite well as long as you select ones with sufficient wattage (approx. 1O0 watts each). You could add a recessed can light over the sink for additional light. But if you truly don't want sconces, then you could do 2 recessed lights or 2 pendants or a combination of the two. The storage towers are a good choice, with a shelf running between them to act as your makeup area. I think a glass shelf could be nice. You voiced concern that the room would look more cold than cool. Paint will cure those worries if you select hot pink or yellow. And I'd stay with the white vanity, not black.

There are a lot on-line, I'm not certain who ships/who doesn't. Have you considered looking in other cities when you are on vacation? That way you can try the sofas first. Or looking for a used one in your city and having it recovered? It's difficult to find free shipping for big items. If you find an on-line one you like you might ask if they have free shipping specials or if they will give you a price break to cover shipping. Sorry I can't be of more help.

Oh, this has loads of potential for MCM -- nice lines, concrete block (I love concrete block houses!), you're almost there already. An easy transformation, but not inexpensive. New windows (maybe), new entry door, new garage door, tree removal, landscaping, & paint.
