Improving curb appeal and facade of Florida Spanish house

Hi all!


I've recently purchased a very cool Spanish hacienda courtyard home. The architecture is very unique compared to typical Florida Spanish homes with a traditional pool courtyard.


But the front leaves a lot to be desired to me. Since the photo, I've already started working on better landscaping and planning to dig up bricks in middle of drive and put in a bed anchored by a large date palm to give a Med feel and soften up the massive concrete drive.


I am looking for ideas on how else to add curb appeal and improve upon the facade. Both minor (paint exterior white? add trim around garage doors and windows?) and major improvements (modify roofline to add interest somehow?)...open to any ideas.


For context, this is about a $900k home and I would like to over next 2 to 3 years bring that value up about ~$200k (aside from market changes). Meaning I want the home to appear luxurious and upscale from the exterior, at least when I am done with remodeling. We will hire an architect but would love some ideas or pictures if any come to mind!

    Thanks! I do like the idea of dark brown garage doors, wood even better, similar to front door color. For exterior walls, white the way to go I assume close to pics you shared?

    A date palm in a bed in the center of the drive is better than a fountain. Trust me. Build a short circular wall for the bed. Breaking up the sightlines with that will break up all the concrete expanse.

    For luxury, you need a covered 'valet' style portico for the front entry. How to make that work is for the architect.

    I like the cream color. To me, it's soft and inviting. White will not look "hacienda".

    The most striking things to me are the garage doors (too plain), the expanse of concrete, and the pitiful palm tree in the center of the driveway ring.

    I think I would do the kind of driveway that had grass interwoven into it. This will help with runoff, too. You could at least do the center medallion like that. IMO break up that concrete!

    Aside from replacing the garage doors (I'm thinking echo the curve from the windows, atrium, and the front porch), I would have greenery draped from above o a trellis, to break up the expanse. I'm a big fan of bougainvillea and it always looks "hacienda".

    To luxe things up, I agree that the steps need redo-ing. It the very least, make them wider with curved sides, again, echoing the curves of the windows.

    Too much vegetation in front of that one window, IMO. It's blocking the house.

    One thing that automatically jumps out to me would be to add a large outdoor fountain into that center section in front of your house. Estate-style fountains are a great way to boost the curb appeal and value of a home.


    Fountains like the Charleston in Basin or the Cavalli Fountain with Fiore Pond are great options for front yard fountains.

    You must be referencing a "courtyard" in the back, as I do not see one in front. Your home seems to be on the more modest side as far as design goes. I suggest you keep things in scale with the home's size. Here's a nice looking Med style with a private front area that speaks to value, but isn't too big or ornate for the simplicity of the home. One place where something larger is needed is your lantern lights. They should be at least 1/3 of the front door's height. IMO, you can't have enough bougainvillea in a home like yours, especially with all those bare columns around the pool.

    The chief problem is acres of paving turning your front yard into a massive parking lot. I'd start by pulling up all the bricks around the palm and put flowers in. I presume in a few years the Palm will be a bit more substantial. Ideally, reduce the red pavement, too. Do you really need a circle?


    I find the dark blue trim a bit harsh, I'd replace with a softer hue.

    Thanks everyone for the great suggestions and feedback!! Really appreciate it.


    I think we will be going the middle landscaping project to replace the bricks and mosaic (and I like the circle wall to break up the line of sight of concrete), but will also strongly consider replacing garage doors with brown wood/wood look, replacing light fixtures with bigger, and possibly painting an off white/cream color.


    Also looking at the trellis over the garage doors idea with bouganvillea. If any other ideas please feel free to share!
