Living room "corner fireplace" layout.

Hi everyone :)

We got an offer accepted on a house and I would love to get you all's feedback about the living room. I don't love the layout at all so I'm trying to see what would make it look best. It's longer than it is wider and there's only one small wall space to place the tv. We do not want to place the tv above the fireplace.

Suggestions on what type of furniture would look best would be appreciated: sectional/two chairs + one couch, round rug, rectangular rug...

I feel like selecting the right rug would make the space look better..


I've attached pictures and also attempted to draw a layout of the room to scale.


Any help would be appreciated! :)

    The wall next to the fireplace is a good spot for the TV. When TV's are over a fireplace, they are too high. I would put a sofa opposite the TV. That placement will form a natural foyer for the front door.

    Get the measurements of the space and draw a floorplan. Include all windows and doorways. If you post on Houzz you will get excellent advice about furniture placement, lighting, and rug size.

    The stretched MLS pix are deceiving and we can't judge size by those. My advice would be to plan on a 3-seat sofa and two upholstered arm chairs for the basic seating. I would place TV on the wall at the end, left of the fireplace. Float the sofa perpendicular to the center window & fan light and angle one of the two chairs on the wall right of the window. The other one I'd angle right of the fireplace. I don't get the two chandeliers. I assume the one near the kitchen will be for dining; the other to hang above a family game table, maybe?


    Personally, I'd change all the lighting; a new chandy to hang 30" above the table and perhaps some can lights throughout the room. No ceiling fan/light unless you're in a terribly hot climate. A floor lamp in the chair/TV corner might work for you. As for rugs, one should be wider than the sofa by at least 2 feet. If you want one under the dining table, it should be 36-42" larger than the table, all around, yet not run into walls or furniture on the walls.

    Thank you so much!! One chandelier they had for the dining room and the other one for the "entrance". Will definitely be changing those!

    When you update your lighting use LEDs. You can get warm white 2700k. Save electricity and money, plus everything looks better than the old yellow light we are used to.

    These layouts should work. This is not to scale so the sectional drawn may have too many sections but you get the idea.


    This can work for a sofa and two lounge chairs.

    Thank you!! So..I would love to buy a sectional and follow your advice with the first layout BUT would it look fine even if the wall space where the tv is far less wider than in the layout you included? The end of the sectional would align with the end of the tv console and there would be no space between the tv console and the fire place at all. For this layout to look well, would the sectional have to "stick out" like in your layout or is it fine if it intersects with the tv console? Hope this makes sense..

    This would still be the case even if we bought a smaller sectional. The living room is THAT narrow. The wall space next to the fireplace is 8' only. Length is about 14'.


    We would use the living room a lot since we love watching TV. I've always thought sectionals feel cozy.


    Lastly, because of how narrow the room is, the arm chair would be perpendicular to the fireplace. Would this look weird?

    Provide the actual exact dimensions for A, B, & C, and then let's see what will fit exactly. Not about.......exactly to the inch.

    Depending on the size of the fireplace area and the adjoining room, you could consider using the fireplace area as your dining room and the larger (or what appears to be larger) area for your living room.

    Hi @BeverlyFLADeziner, I was able to get the measurements today. I attempted to draw the floorpan to scale the best I could! The picture is attached to this post.

    I'm sorry but I don't understand the dimensions on this one wall. Please clarify. Is it 17 ft to the short wall? What window is exactly 7 ft? Are you referring to the door?

    Hello @BeverlyFLADeziner!

    It's 17 ft' to the short wall just how you outlined it with the red line. :) I didn't measure the space in front of the door.

    The three windows total 7' together.

    Each square is one foot.

    If you are concerned about an arm on the edge of the sectional closet to the TV , then select a sectional without an arm.

    I have the same layout Beverly suggested in the first diagram, for my family room with the same angled fireplace. I just used a couch and a lounge chair with a big square table in the corner. You don't necessarily need a sectional to create an "L" shaped layout . . .

    Thank you SO much @BeverlyFLADeziner. I want to try the layouts you sent me today including a sectional. The only thing is that I don't know how comfortable it would be to have the couch so far from the tv (around 16'-17'). Once we move in, I could see how everything would look with the couch closer to the tv?

    We watch a lot of movies so I would love to make everything feel as cozy as possible.

    I don't know how large your TV is currently, but you have almost 8 ft to work with on the wall for a large screen Why not take advantage and get a 70"+ screen The prices have really come down on the TVs and I saw an unadvertised special at the local Walmart of a 75" screen for about $450 one day.

    Don't bother with a huge media unit that costs more than the TV. Just get a wall-mounted, minimal unit to hold the few items associated with streaming.

    Here you can see we had a corner fireplace to work with in this design of ours. Note how the furniture is laid out.
