help with the furniture placement is needed, pass through living room

How would you organize the furniture in the living room (20 by 20 feet) that has an entryway (from the foyer) in the middle and two pass through to the kitchen and a dining rooms? We will appreciate your suggestions, you can consider ANY furniture pieces in addition to the traditional sofa + coffee table...there is no fireplace, we plan to put a large flat screen TV on the right hand side wall. I do not have pictures as the drawing is from the floor plan I cannot share either (by contract I signed with hte builder). The kitchen and the dining are separate rooms, but the openings are wide. The back of the room will feature sliding doors outside, we plan a patio there. The foyer is large enough to have a coat closet and a bench. I have updated the drawing, the numbers are the sizes in feet. We are flexible with the position of TV but we really do not want a fireplace. Ideally we would like to have two zones- one is for watching TV and the other for recreation/ play with our toddler. We can close and open the walls on the left but we really do not want all open floor concept.

UPDATE: The size of the windows is undetermined at this point - standard medium size would work. We are a family of 3, no pets. The number of guests we entertain 3-5 can be more (around 10) on a rare occasion. We prefer contemporarily furniture - smaller pieces

    I do not have pictures as it is from the builder's floor plan. According to the contract we cannot share the plans either here is the relevant part of the contract

    Well wow! Don't block vents/heating. Couch across from tv & chairs beside couch. And everything doesn't need to by up against the wall. If this don't help draw more.

    Place the furniture so that the path from the foyer to the other doors is behind any furniture in the room except for a bench (and hall tree if no guest closet) to the left of the foyer door. .

    @Yvonne Martin, thank you but the pass to the dining cuts a lot of space from the living room, isn't?

    Got it. Which wall is the right hand side wall? What is the bump out under the 20 x 20 in your drawing? Where will the sliding glass doors be placed on the wall to the back yard?

    How wide are the openings to the dining room or better yet how wide is the wall between the openings, or both. Give us a guess. Are there any windows in the room? If so where?

    The room is drawn up now without furniture. Trying to fine tune some things.

    1. Width and height of the windows and sliding glass door. How high are they from the floor?
    2. Measurement of the wall from the corner of the room to the edge of the sliding glass door, corner near windows.
    3. Openings into the dining/kitchen area, what is the measurement of the wall between them also the measurement of the wall between the windows.

    Also please let us all know what kind of furniture you like. Seperate pieces or sectionals?

    How many people will be using the room daily? How many guests do you want to be able to seat? Pets?

    @Mae Day Organizing and Interior Design looks fantastic, thank you. We will probably move the sofa closer to TV and will have one larger sofa and two arm chairs. On the other hand we need to find a space for my kid... the best location as it seems -next to the stairs - bottom right corner. Also we decided to have our electric piano in the family room (54 by 20). I guess we can place it in between entries to the kitchen and the dining room

    Hello Alexey,


    Once the house has been built and you are able to stand you living room It will be easier for you to see what will or will not work for you. Especially since you are still fine tuning various aspects in the room such as window size, etc.

    Thank you for the updates. That helped. Please know that the furniture placement is the only thing that is being presented NOT the style or colors in the room.

    1. we put a piano in the room in place of your electric piano. We don't have one in our selections.
    2. There is enough seating for 10 folks with the padded stools around the room.
    3. there are two book cases. One on opposite sides of the room, as you can see, this was intended to give you a "play area" for your little one that includes the open space in front of the piano.
    4. We put 4 chairs in the sitting area but you can easily move them around the room to another location or omit 2 of them and pull extra seating from the dining room table when you more guests.
