Hello! Looking for feedback on the two floorplans below. Which is your favorite and why?

Option 1 - Larger Living & Dining
Option 2 - Master with Ensuite

    I wouldn't opt for either as shown. What is your interest in them? There are some "rules" of building that they both break. Is this all that's available to choose from?

    I need more info as to what your life is like . A home is designed to fit your life style I will say never a bathroom next to an eating space . I see no meaurements so those need to be on the drawing and in both cases the DR looks too small.

    Thanks, Patricia. Sharing a bit more background info here. This house is currently laid out as follows, but the kitchen table is being replaced by an island.

    The current living room is 10x18 and the master bedroom is 12x12. The goal is to add a second bathroom (either half or full) and still have a dining nook somewhere.

    The hallway on the left side of the image, below the kitchen, is the entry from a mudroom which would be the everyday entrance. There is also a front door between the kitchen and living room that leads to a porch, which would be used occasionally.

    I’d post the whole shebang with the garage attachment. And I’d suggest holding off on any island purchase until you solve the whole puzzle.

    My thought is the decision would be do you want an ensuite bathroom or a large living room dining room for entertaining. Only you can decide that. I do not like walking through a closet to get to a bathroom. I wonder why there is a hallway to nowhere behind the bathroom on the left? Wasted space. This looks more like an apartment rather than a farmhouse?

    Do you have a basement? I don't see a utility room, so wondering. What is your mudroom like to the left of that hall? And the porch?

    Yes, there is a basement with a utility room, laundry room, and family room.

    The mudroom is a breezeway-style mudroom connecting the garage to the house. It also has a back door.

    The front porch is a nice size, it is the width of the entire house and deep enough to fit chairs comfortably, with steps going down to the driveway.

    If you have a breezeway/mud room, then the hallway seems redundant. Please post your entire plan.

    Where are the stairs to your basement? Is that also in the hall to the left that goes out of the house? If you moved the utilities off the wall between the hall and kitchen (and if the wall is load bearing or not), you could do a half wall or peninsula there.

    Thanks everyone. Here is a mock up of the entire current floor plan.

    The kitchen is currently in eat in kitchen but we will be adding an island as we love to cook and it is a must-have for us.

    How many people occupy this home? I wouldn't touch the plan you just loaded except for adding a bath with shower off the mudroom that could be accessed from the smaller bedroom. Is that used as a bedroom or maybe an office?

    With homes like this it's usually the better move to add a full bathroom to the basement - or a full extension adding necessary full ensuite. I would not do either of the plans in your initial post.

    Option 2 seems like it would require less change to the original floor plan. You are basically stealing space from the living room to make a primary en-suite. The first option seems to have a lot of wasted hallway space around the random floating bathroom. Plus you have no actual bedroom with en-suite.

    Without measurements, it's hard to say if it would work, but it seems like you could just square off the living room and put the bathroom there with access from the bedroom. Minimal layout changes.
