Need furniture/rug suggestions - dining room and living room

e bought a condo in Florida in 2017. We have our last ever renters there now so are ready to replace several pieces of furniture - which may also lead to replacing an area rug.

The best pictures are a couple years old and before we put in new flooring/stair rail/painted. The new floor is Flagstaff Oak - posting a pic as mine all come out darker/more gray.

This is the dining room. The pictures and side piece are staying, although the side piece is more brick red than this shows. The walls are 25% of this color - a very light yellow or very yellow cream.

As you're standing here, the stair is to your left.

This is the dining room table I've picked out. Thinking parsons chairs, maybe in the lime/apple green that's in several other rooms, but hoping for thoughts and other suggestions.

Moving on to the living room (and you can see from the dining room through the kitchen to the living room. Showing a few views. The floor is now the same flagstaff oak that's everywhere else. The valance is gone. The walls are 25% of the lighter color.

The sea grass chairs and table are staying. The couch and chair are going. The rug is up for discussion.

We are getting Sherrill brand furniture - looking for suggestions on fabric as I'm wildly indecisive. Also interested on thoughts about the rug and what you might replace it with.

It’s funny. It doesn’t read gray to me at all - although it’s just gray enough to coordinate with some gray tile in our bathroom.

The one thing I notice is that the knots are more noticeable on our floor than the pictures - and those are darker but still not really gray to me.

Photo #1. Put the two pictures over the red buffet and add lamps. Red framed mirror, hang it over the small red console in living room.

Photo #3. Table is great, but use cream and lime for upholstery, black legs on dining chairs

Photo#3 I suggest putting the2 pieces of red art over the sofa. Clock? Kitchen because mirror is replacing it.

Phot #4...wicker chairs all white upholstery. Keep the rug and replace sofa, chair, ottoman with a sectional with right facing chaise. Choose darker green for sectional, but the same green family as striped chairs.

Love those chairs - although without the nail heads. I hadn’t thought of stripes. Agree on black legs. Where did you find these?

My suggestion is no throw pillows on the sectional. You have enough going on and the fabric is rich enough to stand on its own.

Great thanks on both. Realized that the pictures I posted make the pillows, especially the green, look vibrant and mismatched. They are a much softer … subtle lime?

Just saw your sectional suggestion. Agree that would work - except one of the few things my husband insists on is his own oversized chair!

If you change the sofa, as I suggested, go darker with green and still no pillows.

Just for fun, using your floor, the new dining table and the stair case as inspiration, you also could go in this direction, while keeping the coffee table and the wicker wings, very neutral and rich. Love the t v wall.

Hi there - I’m considering Flagstaff Oak and I was wondering if you feel like it looks gray or what is the overwhelming tone? Do you feel it? It is warm at all I’m trying to match some very light cabinets and I’m having trouble. I looked into the Stanton LVP. Your picture is the best when I can fine but it’s still so hard to get a feel for the tone. Any help is greatly appreciated.
