How can we improve exterior of our house?

We bought this house last year and want to improve the exterior, which feels like a mix of a lot of styles. We like the modern Spanish / Mediterranean style and don't want to replace the roof so were thinking to lean into that style with <$50k budget. Landscaping will do a lot, but what else? We could paint the stucco a less yellow-ish color. We can't decide if / how to paint the brick (same color as stucco or different or not at all)? Paint the garage? The iron railing is terrible and needs to go but not sure what to replace with. Should we put planter boxes or something in front instead? The porch is pretty high to not have a railing... Any ideas are welcome!

    I would paint the house white with black trim. Replace the white porch rail with black iron in a simple style. Leave the brick alone; it provides a balance with the red tile roof. Remove the lawn and install a water-wise pollinator garden.

    Gray/green siding with white trim would work with the roof and brick. Paint the garage door the same as the siding. Something like this siding color. Don’t paint the brick.

    In my location, you would not be required to have a railing on a porch that close to the ground. You could replace just the roof supports. I could paint the stucco and clapboard a cleaner white and leave the brick alone.

    The house is minimal traditional with some Cinderella details, the railing and the little scallop detail. It's possible the original windows, or at least the one in the gable had diamond panes at one time.

    I'd paint out the brick bottom in a heartbeat. I owuld think .......color. The greens/ the blues...and yes re think the railing. Treat garage doors as house color, or change them.....less colonial stained wood

    I would paint the house a much lighter shade of creamy white. Black trim would look good, as would white. The white gable on the right side in the picture, should be the same color as the stucco. There is a picture right above this post, that has a dark green trim. I like it a lot, think, its better than the black for your trim. And then, do some nicer landscape. It definitely needs a railing. All porches, even ones that only have one step, can be very dangerous, if someone backs up and falls off, so, I would put up a new railing. If you like the green in the picture above, I would paint the new railing that same green as the trim. The brick is fine, it does balance out the house.

    Leave the brick alone, it's fine.

    Remove the railing and replace with a natural wood railing, posts too, if needed for support.

    Natural wood shutters on that single window. None on the porch windows

    Paint the front door a Bright welcoming color!

    also Natural wood garage door would be attractive. if that's not in the budget, paint the door to match the siding. Will make your home look larger.

    I would paint the whole house stucco, a Navy... even the gable.

    Navy is a great compliment to the Orange of the Brick and Roof.

    Looks like your neighbors are BEIGE, too. Stand out!

    Easy on the landscaping. Only plant native plants that don't require ,uch attention, or water.

    Laura, do you have any color preference for the stucco?

    These are a couple more examples of how a gray/green color could work with the terra cotta tones in your roof and brick (if you don’t paint it).

    I don't know why people put those spanish tiles on homes that are not !

    But, if you want to convert it, landscaping, garage door, patio and front door will be the items to change.

    I have a mediterranean style home w/spanish tiles, but they are a charcoal color. I did white stucco w/Wrought Iron (BM) trim. That combo would also look good w/your terra cotta.

    For the porch, tremove that railing and try wood or a black, more spanish looking, wrought iron.

    or, do these larger beam/posts and then find out what code requirement is for the railing

    look at the posts here on the porch.




    the garage door. #1, has to change. there is nothing spanish about that one. What you might try is doing a wood-look paint job on it


    and adding some iron hardware and spanish style lighting.

    Here's a quick photoshop using some of the suggestions. If you like the green, I put in some green trimmed window. the stucco would be the creamy white color.


    garage door makes a huge impact, as you can see. Wood posts (couldn't remove the white scroll railing) Spanish style door, and an address plaque.

    If you want more spanish modern, you could go that route.

    That white accent in your gable? has to go. just stucco w/a faux spanish style vent, if you like. or nothing.

    when it's combined w/a mediterranean style looking landscape, it completes the look.

    Notice the stucco color on all of these. white. you don't want a bright white. That's why I used Swiss Coffee on mine. Ignore the overgrown plants. this was a few years ago.

    Good job choosing a style; stick to it. With your budget, I would paint the siding and porch wall to match the house. It’s a nice color and works well with the roof. Remove the scalloped trim edge over the window. Do you have 2 chimneys? Or does one belong to the house in back? Paint the chimney to match the stucco. Box the porch supports and remove the metal railing. Invest in a nice garage door - it’s a big part of the curb appeal with your house. With what you have left, get a pretty, colorful porch rug and pull colors from the rug for the front door, planters/flowers, and a couple chairs.

    I love the 50’s California ranch pastiche. I would put stained wood shutters on the windows, paint the awesome ironwork a fun color that matches your porch furniture, and landscape lushly. (Ftr I don’t recommend shutters when they can’t close except on 50’s ranches)

    Nice house. The bright white in the gable and the garage door doesn't go with the cream stucco. I'd keep the cream and paint the bright white bits a reddish brown to go with the brick.


    I love the funky railing, but don't really love the white. Paint it black. Don't replace it with a boring railing.

    Paint the stucco cream color and pick an accent color you like and use it in various places, including some shutters. Change the walkway to a nice curve and plant some trees and shrubs. You are definitely missing landscaping. For sustainability, go with native plants and ditch the lawn.

    I'm fine with all of it—cute house. Love the roofline of the main house section.

    The only thing I'm not crazy about is the gabled section to the right. I don't think it matches the quality of the rest, perhaps because the window seems as though it's not the right proportion and the white siding on the gable seems like the "wrong" material. The whole front of that gabled section looks like it could use more "depth", but I'm not up to explaining how. Maybe a tad more roof protruding?

    If it were my $50k, I would focus on this gabled section. Start by doing something different with that window. @Beth H. : has a photo using an arched window in that section. Something like that would enhance the Spanish-American feel.

    If you were stuck for $$$$ to enhance this gabled section (i.e. if you can't afford a bigger window, you could fill the space better by putting shutters on that window, as in some of the examples ^^^^. I like the green/blue color, but that's not to everyone's taste.

    The garage door doesn't match the rest of the quality IMO, but there are good suggestions ^^^ about how to address that.

    I would paint everything including garage door and bricks, a creamy white. No bright white like the garage door. The wrought iron is great. Paint it black.

    New garage door would be a massive improvement. If you can't replace the railing within budget, consider painting it black like the railing below:

    IMO black would suck air out of the house. Mediterranean vibe is the opposite of air-sucky. I'd stick with "Mediterranean".
