This a 204 square foot living room. Need help with furniture placement

New build and not yet finished. Maybe a Coastal vibe . Not too beachy. Living room 204 square feet. So it is small. Need Decor ideas please. Would like a sectional. This is in downtown Charleston SC. Thank you.

    Can you provide a clear image that can be zoomed in on? What are the room measurements not total size of living area?

    Can changes be made to the construction that will accommodate a good furniture layout?

    What is the purpose of the structure? Year round house? Weekend use cottage?

    It's a very small room, and I wouldn't use a sectional. The layout you show is not good at all--too many large pieces. About the best you can do is a loveseat and 2 chairs, or 4 chairs around a cocktail table or ottoman.

    Do you need/want a dining space besides the kitchen counter? Will you want a tv in the space?

    Would like a little dining space besides having 3 small barstools at the island. Can’t change the size of the living space. A TV will be a wall mount. This is my sons house. First time home buyer.
    I know you can put in living room furniture. The drawing with the furniture location is just an example. The furniture just has to be to scale.

    The dimensions of the living room are 15”-0 x 12”-8”. Total of 204 square feet. Just need some ideas of pictures of a living area of this size.

    If some changes could be made to the interior, especially the kitchen, it might help woth furniture arrangement. Unfortunately, what I’m thinking would probably be undesirable for resale and hard-to-impossible to move furniture beyond the living room, but here it is anyway:

    Extend the island to one of exterior walls.

    On one side, it would force you to walk through the kitchen to go upstairs (what’s up there, by the way?). But, you could do this by simply placing a rolling island between the island and the wall. It keeps that from being a walkway, but is easily moved when desired.

    Or, on the other side, it would have you walking through the kitchen to get to the back bedroom, and the refrigerator would face the back hall.

    Anyway, either of these takes a walkway out of the living room, potentially allowing for furniture placement.

    The way to get the most use of the space is to take advantage of a flat wall mount tv. Mount it on the wall between the two windows on the right. Arrange your furniture to face the tv and the arrangement will allow a walkway past the tv.

    Two possible options for LR furniture placement:


    1) Open "L" with open side adjacent to kitchen;

    2) Two seat sofa and two lounge chairs opposite one another, and open to the wall on the right.
