Looking for thoughts on how to update this outdoor wall.

Hello all, I am looking to update a wall that separates the parking lot from the front facing the street. It is for an apartment complex. I will eventually be putting in desert landscaping with cactus in the front. I was originally thinking to restucco, but want to do something more modern. Any ideas?
